What you get

Pawtucket's building stock is heavy on brick mill buildings, triple-deckers and small commercial blocks, and most of them have no drawings worth trusting. ADS replaces guesswork with a LiDAR scan. We scan the property with Leica RTC360 and BLK2GO scanners or a Matterport Pro3, register the scans into one point cloud, and draft from that: AutoCAD and PDF floor plans, reflected ceiling plans, elevations and sections, a 360° digital twin you can open in a browser, and a Revit model at LOD 200–300 when your team wants BIM. Exposed MEP, structure and BOMA/REBNY area calculations are added when you scope them.

We have not yet published a Pawtucket project. The nearest is the Warehouse Facility in Brookline, MA, a 51,542 sq ft seven-story storage building scanned in November 2024, where split-level units, irregular floors, visible MEP and low light all had to be captured and each unit modeled, with plans, RCPs and elevations delivered per level in CAD and PDF. Also near: the Baldwin Farms Contemporary Residence in Greenwich, CT (6,200 sq ft, winter 2025, LOD 300 Revit) and a 2,500 sq ft Office Suite in Manhattan (2024).

How a Pawtucket project runs: send the address, square footage and the deliverables you need and we quote, with travel shown as its own line since we have no Rhode Island crew. On scan day a technician works through the building while it stays in use. We register the scans, draft the drawings, and you review the set before final files are issued.

Pawtucket FAQ

What does it cost?
Floor area, complexity and deliverables set the price. A vacant mill floor is quicker to document than an occupied storefront with millwork and exposed ductwork, and CAD-only is cheaper than CAD plus Revit. Travel to Pawtucket is quoted as a separate line so you can see it.

Is it worth bringing you in from out of town?
For a single small room, probably not. For a full building, a multi-tenant mill or a portfolio, the scan captures everything in one visit, so there are no return trips for missed dimensions, and the point cloud answers later questions without another site visit.

How accurate is it?
Dimensions are measured by the scanner and drawn from the registered point cloud, not taped or assumed. Ask us for the tolerance that applies to your deliverable set.

Does the building have to close?
No. Tenants, staff and customers stay; we work around them and can scan outside business hours if you prefer.

Will the drawings work for my permit?
Yes. Your architect or engineer uses our set as the existing-conditions base. In Pawtucket, building permits are issued by the city's Zoning and Code Enforcement Office at 137 Roosevelt Avenue, which enforces the Rhode Island State Building Code.

Who owns the files?
You do. CAD, PDF, Revit and the point cloud are delivered to you and your consultants.

Scanned by our crews in southern New England and the New York area:

  • Warehouse Facility in Brookline
    Brookline, MA · 51,542 sq ft · 2024
Dark and obstructed areas in this Brookline storage building were handled through scanner placement and data correction. Every storage unit was modeled individually in a Revit model that also covers stairs, sublevels and vertical systems.
  • Baldwin Farms Contemporary Residence
    Greenwich, CT · 6,200 sq ft · 2025
Snow on the ground during this winter survey meant scanning the exterior in phases to get full coverage. Complex roof and attic geometry was then aligned carefully from the point cloud.
  • Office Suite in Manhattan
    New York, NY · 2,500 sq ft · 2024
Reflective ducts and ceiling finishes in this open-plan office interfered with the scan, so alignment was checked manually. The layout was then modeled zone by zone to support workspace and service planning.

Permits & governing bodies
City of Pawtucket Zoning and Code Enforcement Office, 137 Roosevelt Avenue – issues building, plumbing/mechanical and electrical permits and enforces the state building code.
