What you get

ADS documents a building with a LiDAR scanner and converts the scan into the drawings your project needs. The deliverables you can order: a registered 3D point cloud, a 360° digital twin viewable in a browser, 2D CAD in AutoCAD and PDF (floor plans, reflected ceiling plans, elevations and sections), a Revit model at LOD 200–300, MEP and structural elements where scoped, and BOMA or REBNY area calculations on request. Each item is priced separately, so a leasing plan and a full renovation set are two different quotes.

Our Rolling Hills work is the Multi-Tenant Suites on Silver Spur Road, 4,700 sq ft of commercial suites documented November 15–25, 2024. Multi-tenant space is where owners most often lack a single, current set of drawings: each tenant has moved walls and ceilings over the years and the landlord's file is a patchwork. One scan produces one consistent set for the whole floor. Elsewhere in Southern California we have documented a 1,000 sq ft entryway and hall in a Sherman Oaks residence (2025, Matterport Pro3), the 3,117 sq ft second floor of a historic building on Olvera Street in downtown Los Angeles (May 2026, Leica scanner, Revit and CAD), and the 146,404 sq ft Solana Beach Shopping Mall in San Diego County (January 2025).

How a Rolling Hills project runs: you send the address, approximate square footage and deliverables, and we send an itemized quote. We do not have a California office; the crew travels in and that travel is listed as its own line, not hidden in the drafting rate. On scan day the technician works through the suites or the house with the scanner while business continues, and a floor the size of the Silver Spur suites is normally captured in a single visit. The scans are registered into one point cloud, CAD and Revit are drafted from it, and you review the set before final delivery.

Rolling Hills FAQ

What does it cost?
Floor area, how much is inside (fitted suites with exposed services cost more to draft than an open shell), the deliverables you pick and travel. Point cloud and 2D CAD is the base tier; Revit adds modeling time. Quotes are itemized so you can trim them.

Is it worth bringing you in from out of town?
For a multi-tenant floor or a large residence, yes: travel is a small line against the drafting, and you get the same crew that handled Silver Spur Road. For a very small job we will tell you if the arithmetic does not favor it.

How accurate is it?
We use Leica RTC360 and BLK2GO scanners and Matterport Pro3, and every drawing is traced from the point cloud rather than from field tape. Sloping sites and split levels, common on the Peninsula, are captured in one coordinate system so floor-to-floor and exterior grade relationships are right.

Does the building have to close?
No. Tenants keep working and homes stay occupied; the technician moves through with a tripod scanner or a handheld unit and no surfaces are touched.

Will the drawings work for my permit?
Yes. The City of Rolling Hills obtains building services under contract with Los Angeles County: plan check, permits and inspection are handled through the Building and Safety office at 24320 Narbonne Avenue in Lomita, and the City lists Willdan as an alternative for plan review, permitting and inspection. Certain projects also go through site plan review by the City's Planning Commission for consistency with the General Plan and zoning ordinance. Your architect handles those submittals; we supply the measured existing conditions they are built on.

Can you document a multi-tenant building floor by floor?
Yes. We can scan the common areas and every suite in one visit and deliver a single base plan plus per-suite sheets, which is what landlords use for leasing plans and tenant-improvement packages.

Who owns the files?
You do. CAD, PDF, Revit and the point cloud go to you and your consultants.

  • Sepulveda - Level 2 Historic Documentation
    Los Angeles, CA · 3,117 sq ft · 2026
Standard measurements would not have been enough for the structural quirks of this historic Olvera Street building, so ADS laser-scanned its second level and turned the scans into BIM models that reduced risk for the construction phase.
  • Sherman Oaks Entryway & Hall Survey
    Sherman Oaks, CA · 1,000 sq ft · 2025
