What you get

ADS scans your building with LiDAR and drafts what you need from the scan: a registered 3D point cloud (delivered in E57 if your team wants the raw data), a 360° digital twin, 2D CAD in AutoCAD and PDF (floor plans, reflected ceiling plans, elevations, sections), a Revit model at LOD 200–300, MEP and structural elements where scoped, and BOMA or REBNY area calculations on request.

San Diego is where we have done the most work on the West Coast. At Thornmint Court in Rancho Bernardo (April 2025) we scanned a 5,300 sq ft light-industrial facility with a Leica RTC360 and delivered an LOD 300 Revit model of architecture plus MEP, modeling the conduits, lighting and equipment from the point cloud; Kevin DeBoer, Project Manager at Michael Baker International, called it a "high-quality Revit model and excellent point cloud." In August 2024 we documented a 26,580 sq ft commercial building in the city. On the residential side, the 8,484 sq ft Luxury Residence in San Diego (March 17–21, 2025) was a split-level hillside house where the interior and the retaining walls, terraces and grading were scanned into one coordinate system for architect Diane Zoura of Senses & Spaces, who described the service as "fast, reliable, and precise." We have also surveyed a 1,767 sq ft modern villa in Spring Valley (January 2025), a 17,864 sq ft residence in Rancho Santa Fe (October 2024) and the 146,404 sq ft Solana Beach Shopping Mall (January 2025).

How a San Diego project runs: send the address, approximate square footage and deliverables and we return an itemized quote. ADS has no California office, so crew travel is a separate line on the quote. On scan day a technician works through the property; facilities, stores and homes stay in use, and a building like Thornmint Court is scanned in a visit or two. The scans are registered into one point cloud, CAD and Revit are drafted from it, and you review the set before final delivery.

San Diego FAQ

What does it cost?
Price is set by floor area, density (an industrial space packed with conduit and equipment takes longer to model than an empty shell), the deliverables you choose and travel. Point cloud with 2D CAD is the base; LOD 300 Revit with MEP, as at Thornmint Court, is the top of the range. Quotes are itemized.

Is it worth bringing you in from out of town?
Yes for most jobs. With six projects already done in San Diego County the logistics are routine, travel is one visible line on the quote, and you get the same crew and standard across your sites.

How accurate is it?
We scan with Leica RTC360 and BLK2GO scanners and Matterport Pro3 and draft from the point cloud, so dimensions are measured rather than assumed. On hillside homes the scan densities are adjusted where floor slabs meet exterior grade so the elevation changes are right.

Does the building have to close?
No. Scanning is non-contact; staff, tenants and residents carry on. Loud or hazardous plant rooms can be scheduled around.

Will the drawings work for my permit?
Yes. Inside the city, the City of San Diego Development Services Department handles construction permits, plan review and inspection, and all new permit applications are submitted online. One rule to plan for: under San Diego Municipal Code §143.0212, a construction permit on a parcel with a structure 45 years or older (outside exempt areas) triggers a historical resource review before the project proceeds. Your architect files the application; we make sure the existing-conditions base is right.

Do you model MEP?
Yes, when scoped. Thornmint Court was delivered as an LOD 300 Revit model with piping, conduit, lighting and equipment coordinated with the architecture, so the owner can plan system upgrades without re-surveying.

Who owns the files?
You do. CAD, PDF, Revit and the point cloud are handed to you and your consultants.
