An ADS as-built documents a property as it actually stands, inside and out, from a LiDAR scan. Depending on scope you receive a registered 3D point cloud, a 360° digital twin that your architect and consultants can walk through remotely, 2D CAD drawings in AutoCAD and PDF (floor plans, reflected ceiling plans, elevations and sections), a Revit model at LOD 200–300, MEP and structural elements where scoped, and site features such as terraces, pools and grade changes when the job calls for them.

Our Kings Point reference is a waterfront one. In August 2025 we spent ten days surveying a 7,788 sq ft beachfront estate: a three-level primary residence and a separate pool house, both with basements, terraces and rooms facing the water. The scan covered the interiors, the façades, the stairs and roofs, and the terrain around the terraces, pool and seawall, and the data went into an LOD 300 Revit model plus annotated AutoCAD and PDF sheets. The owner's team needed more than floor plans: a waterfront expansion has to show the first-floor elevation and the distance from the high-water mark for FEMA and local zoning review, so we captured topography, exterior elevations and the location of underground utilities and pool equipment in the same survey. In Manhattan we have documented a SoHo office suite and three nail salons since 2024, and up the Hudson we scanned the 565,308 sq ft Poughkeepsie State Office Building.

How a Kings Point project runs: send the address, approximate square footage, number of levels and whether you need the grounds and exterior as well as the interior, and we return an itemized quote. ADS has no office in the Northeast; the crew travels in from out of state and the travel is a separate line on the quote. On scan day the technician works through the house room by room and then around the exterior, and the family can stay in residence. A large house with grounds takes several days of capture, as the Kings Point estate did. The scans are registered into one point cloud, the drawings and model are drafted from it, and you review the set before final delivery.
