What you get

An ADS as-built begins with a LiDAR scan of the building and ends with a drawing set your architect, engineer or contractor can rely on. Scoped to your project, the package can include a registered 3D point cloud of the whole property, a 360° digital twin you can open in a browser, 2D CAD in AutoCAD and PDF (floor plans, reflected ceiling plans, elevations and sections), a Revit model at LOD 200–300, MEP and structural elements documented where you need them, and BOMA or REBNY area calculations on request.

We have not yet published a Detroit project. The nearest is Windsor at Easton Town Center in Columbus, OH, a 4,358 sq ft second-floor corner retail unit with a double-height central zone and fixed wall cabinetry, scanned in July 2025 and delivered as a point cloud, digital twin, LOD 300 Revit model and AutoCAD/PDF sheets; Ivette Ramos of Alloi, the architectural designer on that store, has worked with ADS on a variety of assignments. In June 2025 we documented a 400 sq ft luxury kitchen in Chicago's Astor Street District before the cabinetry arrived, checking the visible mechanical, electrical and plumbing points against the manufacturer's layout. In May 2024 we scanned Daylight Coffee in Basehor, KS, a 1,750 sq ft corner shop with exposed ducts, beams and lighting, and delivered floor, reflected ceiling and roof plans, elevations and annotated PDF sheets.

How a Detroit project runs: send the address, square footage and the deliverables you need and we return an itemized quote. We do not keep a crew in Michigan, so travel appears on the quote as its own line. On scan day one technician walks the building with the scanner; a store, office or house stays open, and a space the size of the Easton unit is captured in a single visit. The scans are registered into one point cloud, the CAD or Revit set is drafted from it, and you review the set and request revisions before final delivery.

Detroit FAQ

What does it cost?
Floor area, how much is in the space (a bare shell is faster to document than a finished interior with millwork and exposed MEP), the deliverables you choose and travel set the price. Point cloud plus 2D CAD is the lowest tier; a Revit model adds drafting time. Every quote is itemized so you can remove what you do not need.

Is it worth bringing you in from out of town?
For a small job the travel line matters, so we show it up front. It pays off when the whole building has to be measured once and measured right, when several deliverables come from the same scan, or when the alternative is sending your own staff to tape-measure a large or complicated space.

How accurate is it?
We scan with Leica RTC360 and BLK2GO scanners and the Matterport Pro3 and draft from the registered point cloud, so every dimension is measured rather than assumed. Conditions that affect a scan, such as unlit or cluttered areas, are handled on site rather than patched later.

Does the building have to close?
No. We work around staff and customers, and after-hours scanning can be arranged.

Will the drawings work for my permit?
Yes. Your architect or engineer uses the set as the existing-conditions base for the submittal. In Detroit, building permits are issued by the Buildings, Safety Engineering and Environmental Department (BSEED) at 2 Woodward Avenue; applications go through the Accela portal with plans uploaded to ProjectDox, and commercial plans must be sealed by a state-registered architect or engineer. If the property is in a designated historic district, exterior changes are reviewed by the Historic District Commission before BSEED issues the permit.

Do you document older office and industrial buildings?
Yes. Large footprints, exposed structure and dense mechanical rooms are what laser scanning is for. We have scanned a 126,500 sq ft office building in Miami, a 565,308 sq ft state office building in Poughkeepsie, NY, and a two-level 64,115 sq ft supermarket building in Florida that was partly unlit.

Who owns the files?
You do. CAD, PDF, Revit and the point cloud are delivered to you and your consultants.

  • Luxury Kitchen Pre-Install in Chicago
    Chicago, IL · 400 sq ft · 2025
Before the cabinets went in, ADS measured every accessible lighting, HVAC and plumbing outlet in this kitchen and confirmed placement on site. Scope was limited to visible components so the data stayed reliable.
