What does it cost?
The price follows floor area, how much there is to draw (a shell with exposed structure is faster than a fitted-out interior with millwork), the deliverables you pick and travel. Point cloud and 2D CAD is the base tier; adding a Revit model adds modeling time. Quotes are itemized, so you can drop a line you do not need.
Is it worth bringing you in from out of town?
It depends on the job. For a single small room the travel line may not make sense and we will tell you. For a whole building, a multi-tenant floor or any job where several deliverables come from one scan, one visit replaces repeated site trips by your own team.
How accurate is it?
We use Leica RTC360 and BLK2GO scanners and the Matterport Pro3, and every drawing is drafted from the registered point cloud, so dimensions are measured, not estimated. Reflective glass, dark corners and tight mechanical spaces are handled by adjusting the scan on site.
Does the building have to close?
No. We scan around staff and customers during normal hours, and can arrange evening or weekend visits.
Will the drawings work for my permit?
Yes. The set is prepared as the existing-conditions base your architect or engineer submits with the design. In Milwaukee, building permits are handled by the Department of Neighborhood Services (DNS) through its Permit & Development Center at 809 N. Broadway, with applications made in the Land Management System (LMS). If the property is a locally designated historic structure or site, or sits in a local historic district, the Permit & Development Center will flag it and a Certificate of Appropriateness from the Historic Preservation Commission is required before work begins.
Do you document older warehouse and mixed-use buildings?
Yes. We have scanned a 51,542 sq ft warehouse facility in Brookline, MA, a 15,000 sq ft commercial warehouse in North Miami and an exposed steel-beam structure in Miami's central business district with the Leica BLK2GO. Exposed trusses, columns and ductwork are captured in the same pass as the walls.
Who owns the files?
You do. The point cloud, CAD, PDF and Revit files are delivered to you and to any consultant you name.
