What you get

An ADS as-built is a LiDAR scan of your building turned into drawings your architect, engineer or contractor can rely on. Depending on what you order, you receive a registered 3D point cloud, a 360° digital twin you can walk through online, 2D CAD in AutoCAD and PDF (floor plans, reflected ceiling plans, elevations and sections), a Revit model at LOD 200–300, and MEP or structural elements where the job calls for them. BOMA or REBNY area calculations can be added on request.

Basehor is one of the few cities on this site where the proof is local. In May 2024 we scanned Daylight Coffee on Pinehurst Drive, a 1,750 sq ft coffee shop on a corner lot with full-height storefront glass and an open ceiling. From the point cloud we drew the walls, framing and partitions, modeled the exposed ductwork, beams and hanging lights, and delivered the point cloud, a digital twin, architectural as-built plans (floor, reflected ceiling, roof and elevations) and AutoCAD files with annotated PDF sheets. John Burgess, the architectural designer on the job, noted the site visit took only a few hours and that the drawings "were delivered exactly as promised." Further afield we have documented a 400 sq ft luxury kitchen in Chicago (2025) and the 8,200 sq ft Brown Subaru dealership in Amarillo, Texas (2024).

How a Basehor project runs: you send the address, rough square footage and the deliverables you want; we reply with an itemized quote. There is no ADS office in Kansas, so travel is quoted as its own line. On scan day one technician moves through the building with the scanner while it stays open, as the café did; a space that size is a morning's work. The scans are registered into a single point cloud, the drawings are drafted from it, and you review and mark up the set before we issue the final files.

Basehor FAQ

What does it cost?
The price follows floor area, how much is in the space (an empty shell is quicker to draw than a finished shop with millwork and exposed services), the deliverables you pick and travel. Point cloud and CAD is the entry tier; Revit adds modeling time. Quotes are itemized so you can remove anything you do not need.

Is it worth bringing you in from out of town?
For one small room, probably not. It pays off when the building is large or oddly shaped, when you need Revit or the point cloud itself, or when the drawings you have are old enough to be wrong. Daylight Coffee was a single visit of a few hours, and one visit captures the whole building.

How accurate is it?
We scan with Leica RTC360 and BLK2GO scanners and the Matterport Pro3 and draft from the point cloud, so every dimension on the sheet was measured on site rather than estimated.

Does the building have to close?
No. Daylight Coffee was scanned as a working shop, and we plan the route through a building around staff and customers.

Will the drawings work for my permit?
Yes. Your architect or engineer uses the set as the existing-conditions base for the application to the City of Basehor Building & Safety Department, which reviews plans and issues permits inside city limits. We make sure what the set shows is right; your design professional handles the submittal.

Can you handle a restaurant, shop or small commercial building?
That is exactly what the Basehor café was: storefront glazing, exposed ceiling, seating and counter all captured in one pass. Houses, offices, warehouses and larger retail follow the same workflow.

Who owns the files?
You do. The point cloud, CAD, PDF and Revit files are handed to you and your consultants.

  • Luxury Kitchen Pre-Install in Chicago
    Chicago, IL · 400 sq ft · 2025
ADS documented this Chicago kitchen with LiDAR ahead of installation, producing CAD sections and elevations set up for the millwork and installation teams and reducing their time on site.
  • Brown Subaru
    Amarillo, TX · 8,200 sq ft · 2024
ADS combined a Leica RTC360 and a Matterport Pro3 to capture this 8,200 sq ft Brown Subaru building, then drafted in AutoCAD and Revit. The high-density point cloud recorded architectural detail, and the walkthrough added project visualization.
