Charlotte FAQ
What does it cost?
Four things drive the price: floor area, how much is in the building (fit-out, exposed services, furniture), the deliverables you pick and travel. Point cloud with 2D floor plans is the entry tier; a full CAD set and a Revit model add drafting hours. Quotes are itemized line by line.
Is it worth bringing you in from out of town?
For most jobs, yes. The travel line is small next to the drafting, the scan is a single trip, and everything afterwards is produced from the point cloud, so you never pay for a return visit to re-measure.
How accurate is it?
We use Leica RTC360 and BLK2GO scanners and the Matterport Pro3, and every dimension in the drawings is taken from the point cloud. Difficult surfaces such as glass curtain wall and polished floors are handled by adjusting scanner settings on site.
Does the building have to close?
No. Offices, shops and homes stay in use while we scan. We can work early, late or at weekends if that suits the tenant.
Will the drawings work for my permit?
Yes. Your architect or engineer uses the set as the existing-conditions base for the submittal. In Charlotte, building permits are issued by Mecklenburg County Code Enforcement, a division of the county's Land Use and Environmental Services Agency, which also serves Cornelius, Davidson, Huntersville, Matthews, Mint Hill and Pineville. Zoning and site approval stay with the City of Charlotte, and commercial projects that need city site approval get it before Code Enforcement issues the building permit.
Do you document large houses as well as commercial buildings?
Yes. The Banner Elk home we documented in 2024 is 9,110 sq ft, and the Gallery House in Charlotte is 10,443 sq ft of commercial space; the workflow is the same, only the drawing list changes.
Who owns the files?
You do. Point cloud, CAD, PDF and Revit files go to you and your consultants.
