What you get

An ADS as-built is built from a LiDAR scan, not a tape measure. A technician captures the building, the scans are registered into one point cloud, and from that cloud we produce whichever deliverables your project calls for: the point cloud itself, a 360° digital twin for checking conditions from your desk, 2D CAD in AutoCAD and PDF (floor plans, reflected ceiling plans, elevations and sections), a Revit model at LOD 200–300, and MEP and structural elements where scoped. BOMA or REBNY area calculations are available on request for lease and asset work.

We have not yet published a Houston project, and we would rather say so than imply otherwise. Our nearest work is in Dallas, where in spring 2025 we scanned the James Perse store at 3337 N Fitzhugh Ave, a 2,798 sq ft retail space documented April 2–8, and the Hillcrest single-level brick and wood home, 4,635 sq ft, documented March 28 to April 4. In Amarillo we captured Brown Subaru, an 8,200 sq ft dealership, with a Leica RTC360 in November 2024. Retail, residential and large single-storey commercial buildings all follow the same workflow.

How a Houston project runs: you send the address, the approximate square footage and the deliverables you need, and we reply with an itemized quote. We have no crew based in Houston, so travel is listed as its own line; it is a known cost, not a surprise. On scan day the technician works through the building with the scanner while it stays open for business or occupied; a store, clinic or house of a few thousand square feet is captured in one visit. Registration, drafting and modelling follow off site, you review the set, and we revise before final delivery. If the property sits in a mapped floodplain, tell us at the quote stage so finished-floor and exterior elevations are included in the scan plan.

Houston FAQ

What does it cost?
The price comes from floor area, how much is inside (a finished restaurant with exposed MEP takes longer to draft than an open shell), the deliverables you order and travel. Point cloud with 2D CAD is the base tier; a Revit model adds modelling time. Each quote is itemized so you can strike any line.

Is it worth bringing you in from out of town?
Usually, yes. Travel is one line on the quote, the scan of a typical retail, office or residential building takes a day, and drafting happens off site wherever the crew came from. We have already made the Texas trip for Dallas and Amarillo clients.

How accurate is it?
We scan with Leica RTC360, Leica BLK2GO and Matterport Pro3 and draft from the registered point cloud, so dimensions are measured rather than estimated. Glass, polished stone and mirrored finishes are handled on site by adjusting the scanner per area, not patched afterwards.

Does the building have to close?
No. We scan around staff, customers and residents during normal hours; after-hours sessions can be arranged for busy floors.

Will the drawings work for my permit?
Yes. Your architect or engineer submits our set as the existing-conditions base for a remodel, tenant improvement or addition. Inside the city, building permits go through the Houston Permitting Center, and any work in a mapped floodplain also needs a floodplain development permit from the Floodplain Management Office under Houston Public Works, with elevation certificates as part of that review. Under the city's Chapter 19 floodplain ordinance, new construction in the 500-year floodplain must sit at least two feet above the 500-year flood elevation. Outside the city limits, unincorporated Harris County requires a permit for all development through the Office of the County Engineer. Your design professional handles the submittal; we make sure the existing conditions in it are right.

Can you document a building after flood damage?
Yes. A scan records the structure as it stands, including finished-floor levels and exterior elevations, and the resulting drawings give your architect or insurer a measured baseline for repair or substantial-improvement decisions.

Who owns the files?
You do. The point cloud, CAD, PDF and Revit files are delivered to you to keep and share with any consultant.
