San Jose FAQ
What does it cost?
Floor area, how dense the space is (an open-plan floor drafts faster than labs with exposed services), which deliverables you need and travel. Point cloud plus 2D CAD is the lowest tier; Revit and above-ceiling MEP add modeling time. Every quote is itemized by line.
Is it worth bringing you in from out of town?
For one small suite a local measure-and-draw service may be cheaper. ADS pays off when the floor plate is large, when you need Revit, or when several consultants will work from the same point cloud, because one scan visit replaces repeat site surveys.
How accurate is it?
We scan with Leica RTC360 and BLK2GO scanners and Matterport Pro3 and draft from the point cloud, so dimensions are measured rather than estimated. Column grids, ceiling heights and slab edges come from the scan, not from the base-building set.
Does the office have to close?
No. Staff stay at their desks; we move desk by desk and can scan server rooms, labs or secure areas on a schedule you set, including after hours.
Will the drawings work for my permit?
Yes. Your architect or engineer uses the set as the existing-conditions base for a submittal to the City of San José Building Division, part of the Planning, Building and Code Enforcement department at 200 E. Santa Clara Street, which reviews plans and issues building permits (online through SJPermits.org). Our job is to make sure the existing conditions in that set are right.
Can you document a multi-tenant office building for leasing?
Yes. We scan common areas and suites in one visit and produce floor plans with BOMA or REBNY area calculations on request, so leasing, design and facilities all work from one measured set.
Who owns the files?
You do. CAD, PDF, Revit and the point cloud are delivered to you and your consultants.
