What you get
ADS produces as-built documentation from a LiDAR scan, so your architect, engineer or contractor works from measured conditions rather than old plans. The deliverables are scoped to the job: a registered 3D point cloud, a 360° digital twin for remote walkthroughs, 2D CAD drawings in AutoCAD and PDF (floor plans, reflected ceiling plans, elevations and sections), a Revit model at LOD 200–300, and MEP or structural elements where the design needs them. BOMA and REBNY area calculations are available on request.

Is it worth bringing you in from out of town?
Usually, yes. The crew travels from Miami, the travel is one visible line on the quote, and a house or suite is scanned in one visit; drafting happens from the point cloud afterwards, so there is no second trip.
How accurate is it?
We use Leica RTC360 and BLK2GO scanners and the Matterport Pro3 and take every dimension from the point cloud rather than a tape. Glass and tile are managed by adjusting scanner settings per area.
Does the building have to close?
No. Homes, offices and shops stay in use while we scan; we can also work outside business hours.
Will the drawings work for my permit?
Yes. Your architect or engineer uses the set as the existing-conditions base for the submittal. In Jacksonville, building permits are issued by the City of Jacksonville Building Inspection Division (Department of Public Works), which enforces the Florida Building Code 8th Edition (2023) across the consolidated city; Jacksonville Beach, Atlantic Beach, Neptune Beach and Baldwin have their own building departments. One statewide rule that affects scope: under Florida Statute 553.899, condominium and cooperative buildings three habitable stories or taller need a milestone inspection when they reach 30 years (25 if the local authority requires it for buildings near salt water) and every ten years after. An as-built of the structure is a useful base for the engineer's report.
