What you get
Manchester's mill buildings, downtown offices and suburban commercial boxes all share a problem: the drawings on file were made for a different tenant, a different layout or a different century. An ADS as-built documents what is there now. A technician scans the building with a Leica RTC360, Leica BLK2GO or Matterport Pro3, and the drafting team draws from that point cloud rather than from the old set.
Depending on scope you receive a registered 3D point cloud; a 360° digital twin you can tour in a browser; 2D CAD in AutoCAD and PDF (floor plans, reflected ceiling plans, elevations and sections); a Revit model at LOD 200–300; MEP and structural elements where scoped; and BOMA or REBNY area calculations on request.
We have not yet published a New Hampshire project. The nearest is a 51,542 sq ft warehouse facility in Brookline, Massachusetts, documented in November 2024. Farther down the corridor we scanned the 6,200 sq ft Baldwin Farms contemporary residence in Greenwich, Connecticut (January–February 2025) and a 2,500 sq ft office suite in Manhattan (July 2024). All three are listed below.
How a Manchester project runs: you send the address, approximate square footage and the deliverables you need, and we return an itemized quote with travel as its own line, since we do not keep a crew in Manchester. What does it cost?
Floor area, complexity (a mill floor full of columns, exposed ductwork and sprinkler mains takes longer to draw than an open shell), the deliverables you choose and travel set the price. Point cloud and 2D CAD is the base tier; Revit adds drafting time. Quotes are itemized.
Is it worth bringing you in from out of town?
Yes for nearly every commercial building. The scan takes hours rather than days, so travel is one small line against a set you will reuse for years; the Brookline warehouse below was done on the same basis.
How accurate is it?
Everything is drafted from a registered point cloud captured with Leica RTC360, Leica BLK2GO or Matterport Pro3 scanners, so dimensions are measured on site, not assumed from an old plan.
Does the building have to close?
No. Offices, stores and warehouses stay in use while we scan, and we schedule around shifts or after hours when needed.
Will the drawings work for my permit?
Yes. Your architect or engineer uses the set as the existing-conditions base for a renovation or change-of-use submittal to the Building Division of Manchester's Planning and Community Development Department, which handles plan review and permit approval from City Hall. Your design professional files; we make sure the existing conditions in it are right.
Who owns the files?
You do. CAD, PDF, Revit and the point cloud are delivered to you and your consultants.
