What you get

An ADS as-built is a measured record of your building, captured with a laser scanner and drawn up so your architect, engineer or contractor can work from it. The deliverables, chosen per project, are a registered 3D point cloud; a 360° digital twin viewable in a browser; 2D CAD in AutoCAD and PDF with floor plans, reflected ceiling plans, elevations and sections; a Revit model at LOD 200–300; MEP and structural elements when scoped; and BOMA/REBNY area calculations on request. We scan with the Leica RTC360, Leica BLK2GO and Matterport Pro3.

We have not yet published a Haverhill project. The nearest is the Warehouse Facility in Brookline, MA, 51,542 sq ft, scanned Nov 11–25, 2024. Further afield we documented the Baldwin Farms Contemporary Residence in Greenwich, CT (6,200 sq ft, Jan 7–Feb 6, 2025) and an Office Suite in Manhattan (2,500 sq ft, Jul 24–30, 2024). If your building is an older mill or factory conversion, the point cloud captures the timber columns, sloping floors and irregular bays that drive the renovation design.

How a Haverhill project runs: we quote from the address, square footage and deliverables, with travel from our nearest crew shown as its own line. On scan day the building stays open while the technician works through it. The scans are registered into one point cloud, the drawings are drafted from it, you review the set, and we deliver the final CAD, PDF, Revit and point-cloud files.

Haverhill FAQ

What does it cost?
Four things set the price: floor area, complexity (exposed structure and MEP take longer to draft than open floor plates), the deliverables you order and travel. A point cloud with 2D CAD is the entry level; Revit modeling is added on top. The quote lists each item separately.

Is it worth bringing you in from out of town?
Usually. One scan visit captures the whole building inside and out, the travel is a known line on the quote, and the browser-based digital twin lets your team revisit the space without another site trip. Scanning two or three buildings in one visit lowers the cost per building.

How accurate is it?
We draw from the point cloud produced by a Leica RTC360, Leica BLK2GO or Matterport Pro3, so dimensions are measured rather than assumed. That matters most in older buildings, where walls are rarely parallel and floors rarely level.

Does the building have to close?
No. Scanning takes place with tenants and staff in the building. We work around occupied rooms and can return outside business hours for areas that cannot be interrupted.

Will the drawings work for my permit?
Yes. The set is prepared as the existing-conditions base for a renovation or tenant-improvement submittal. In Haverhill, building permits are issued by the City's Inspectional Services Department at City Hall, Room 214, 4 Summer Street, which enforces the building, wiring, plumbing and gas regulations. Your architect or engineer files the application.

Who owns the files?
You do. The CAD, PDF, Revit and point-cloud files are yours to keep and to share with your consultants.
