What you get

Vista sits inside the part of California where ADS has done its largest recent work. A few miles south, the Solana Beach Shopping Mall was documented in 2025 at 146,404 sq ft, and a 26,580 sq ft commercial building in San Diego was scanned in 2024. Both were delivered from a registered LiDAR point cloud as 2D CAD and Revit, the same package a Vista retail center, office park or light-industrial unit would receive.

That package, depending on scope: the point cloud itself, which is the measured record everything else is drawn from; a 360° digital twin you can open in a browser to check a condition without driving to the site; 2D CAD in AutoCAD and PDF covering floor plans, reflected ceiling plans, elevations and sections; a Revit model at LOD 200–300 for teams working in BIM; and MEP and structural elements where your scope calls for them. BOMA and REBNY area calculations are available on request.

Further up the coast we have surveyed multi-tenant commercial suites on Silver Spur Road in Rolling Hills (4,700 sq ft, 2024), a residential entryway and hall in Sherman Oaks (1,000 sq ft, 2025) and the second floor of a historic Olvera Street building in downtown Los Angeles (3,117 sq ft, 2026).

How a Vista project runs: send the address, approximate square footage and the deliverables you need; we quote, itemized. A technician scans the building in one visit while it stays open. The scans are registered into one point cloud, the drawings are drafted from it, and you review the set before we finalize.

Vista FAQ

What does it cost?
Square footage, how much detail the space holds, the deliverables you choose and any travel. Point cloud plus 2D CAD is the base tier; a Revit model is priced on top. Each quote is itemized.

Is it worth bringing you in from out of town?
ADS has no Vista office, but our recent San Diego County projects are a short drive away, and the site visit is a single day or less. Any travel appears as its own line on the quote.

How accurate is it?
We draw from the point cloud, so dimensions are measured rather than estimated, and the plan, ceiling plan and sections all come from one scan. Walls that are not square and floors that are not level are drawn as they are.

Does the building have to close?
No. We scan around staff, tenants and shoppers, and after-hours capture can be arranged for retail.

Will the drawings work for my permit?
Yes. Your design professional uses the set as the existing-conditions base for a submittal to the City of Vista Building Division at 200 Civic Center Drive, where permit applications are taken at the Development Services counter. Applications filed on or after January 1, 2026 are reviewed under the 2025 California codes.

Who owns the files?
You do. CAD, PDF, Revit and the point cloud are delivered to you and your consultants.
