What you get

A Vacaville as-built from ADS is built on a LiDAR scan, not on whatever drawings were filed when the building went up. From the scan we produce, depending on what you order, a registered 3D point cloud, a 360° digital twin you can open in a browser, 2D CAD in AutoCAD and PDF (floor plans, reflected ceiling plans, elevations and sections), a Revit model at LOD 200–300, and MEP or structural elements where your project needs them. BOMA or REBNY area calculations are available on request.

We have not yet published a Vacaville project. The nearest is in Grass Valley, where the crew documented a 3,754 sq ft single-level veterinary clinic inside a retail complex (2024), capturing walls, ceilings and partitions with LiDAR, placing the ceiling-mounted MEP on the reflected ceiling plan and delivering AutoCAD and PDF sheets, a 360° twin and a photo record within eight days. Larger floor plates follow the same process, as on the 26,580 sq ft commercial building in San Diego (2024) and the 146,404 sq ft Solana Beach Shopping Mall (2025); so does irregular historic fabric, as on the 3,117 sq ft Olvera Street second floor in Los Angeles (2026).

How a Vacaville project runs: send the address, approximate square footage and the deliverables you want, and we return an itemized quote with travel on its own line. A technician scans on a scheduled day without closing the building. The scans are registered into one point cloud, drafting follows, and you review the drawings before final delivery.

Vacaville FAQ

What does it cost?
The price comes from floor area, how much is inside (a distribution bay with little more than racking is quick; a fitted-out clinic or store is not) and which deliverables you order. Point cloud and 2D CAD is the base; Revit adds modeling hours. Travel is a separate line and the quote is itemized.

Is it worth bringing you in from out of town?
Usually yes. The scan is a matter of hours, so travel stays a small share of the total, and the drafting is the same job wherever the building is.

How accurate is it?
We scan with Leica RTC360 and BLK2GO scanners and Matterport Pro3 and draft from the registered point cloud, not from a tape measure or old plans. Clear heights, column grids and dock openings are drawn where the scanner found them.

Does the building have to close?
No. We work around staff and forklift traffic and can scan between shifts if the floor is busy.

Will the drawings work for my permit?
Yes. They are prepared as the existing-conditions base for the submittal your architect or engineer files with the City of Vacaville Building Division at 650 Merchant Street, which issues permits and inspects new construction and alterations and takes applications and electronic plan review through its eTRAKiT portal. Applications filed on or after January 1, 2026 are reviewed under the 2025 California codes.

Who owns the files?
You do. CAD, PDF, Revit and the point cloud go to you and your consultants.

    Grass Valley, CA · 3,754 sq ft · 2024
A 3,754 sq ft single-level veterinary clinic in a retail complex, documented for future renovation planning. ADS delivered a LiDAR point cloud, a 360° digital twin, annotated AutoCAD and PDF sheets and a full photo record, all within eight days.
  • Commercial Building in San Diego
    San Diego, CA · 26,580 sq ft · 2024
Scanning at this historic downtown property was carried out without disrupting the active shops or pedestrian areas. The hotel and retail spaces were modeled as distinct layouts, and the roof was captured by drone.
  • Solana Beach Shopping Mall
    Solana Beach, CA · 146,404 sq ft · 2025
ADS ran a Scan-to-BIM survey across all structures at this Solana Beach center and tailored the deliverables for the design team, leasing staff and developer working on its redevelopment.
  • Sepulveda - Level 2 Historic Documentation
    Los Angeles, CA · 3,117 sq ft · 2026
Standard measurements would not have been enough for the structural quirks of this historic Olvera Street building, so ADS laser-scanned its second level and turned the scans into BIM models that reduced risk for the construction phase.
