What you get

Tustin lies roughly midway between our Los Angeles County and San Diego County projects. An ADS as-built begins with a LiDAR scan of your office, store, warehouse or home and ends with drawings your architect, engineer or contractor can build from. Depending on scope you receive a registered 3D point cloud, a 360° digital twin viewable in a browser, 2D CAD in AutoCAD and PDF (floor plans, reflected ceiling plans, elevations and sections), a Revit model at LOD 200–300, and MEP or structural elements where your design needs them. BOMA or REBNY area calculations are available on request.

We have not yet published a Tustin project. To the north the crew documented 4,700 sq ft of multi-tenant commercial suites on Silver Spur Road in Rolling Hills (2024), a 1,000 sq ft residential entryway and hall in Sherman Oaks (2025), and the 3,117 sq ft second floor of a historic building on Olvera Street in Los Angeles (2026), where low light and dismantled rooms were worked through and the out-of-square walls drawn as found. To the south, a 26,580 sq ft commercial building in San Diego (2024) and the 146,404 sq ft Solana Beach Shopping Mall (2025) show the same workflow on large floor plates.

How a Tustin project runs: you send the address, approximate square footage and the deliverables you want; we return an itemized quote with travel on its own line. A technician scans on the agreed day while the building stays open. The scans are registered into one point cloud, drafting follows, and you review the set before final delivery.

Tustin FAQ

What does it cost?
Price depends on floor area, how much there is to draw (a stripped suite is quicker than a fitted-out store or a warehouse with exposed services) and which deliverables you order. Point cloud and 2D CAD is the base tier; Revit adds modeling time. Travel is a separate line and the quote is itemized.

Is it worth bringing you in from out of town?
Yes. Tustin is within reach of our Los Angeles and San Diego work, scanning takes hours, and the drafting that makes up most of the cost is done the same way wherever the building is.

How accurate is it?
We capture with Leica RTC360 and BLK2GO scanners and Matterport Pro3 and draft from the registered point cloud, so columns, ceiling heights and wall positions are measured, not assumed. Glass and polished finishes are managed by adjusting scanner settings on site.

Does the building have to close?
No. We work around staff and customers and can scan evenings or weekends if needed.

Will the drawings work for my permit?
Yes. They are prepared as the existing-conditions base for the submittal your architect or engineer files with the City of Tustin Building Division through its Citizen Self Service portal; the city lists a first plan check of about 10 working days and subsequent reviews of about five. Applications filed on or after January 1, 2026 are reviewed under the 2025 California codes.

Who owns the files?
You do. CAD, PDF, Revit and the point cloud go to you and your consultants.
