What you get

Tracy's distribution centers and the commercial strips that serve them are large, repetitive spaces where a tape measure is slow and a LiDAR scanner is fast. An ADS as-built starts with that scan and, depending on scope, delivers a registered 3D point cloud, a 360° digital twin you can walk through in a browser, 2D CAD in AutoCAD and PDF (floor plans, reflected ceiling plans, elevations and sections), a Revit model at LOD 200–300, and MEP or structural elements where your design needs them. BOMA or REBNY area calculations are available on request.

We have not yet published a Tracy project. The nearest is a 3,754 sq ft single-level veterinary clinic in a Grass Valley retail complex (2024): partitions and ceilings from LiDAR, ceiling-mounted mechanical systems placed on the reflected ceiling plan, AutoCAD and PDF sheets, a 360° twin and a photo record, all delivered within eight days. For buildings closer to warehouse scale, the crew documented a 26,580 sq ft commercial building in San Diego (2024) and the 146,404 sq ft Solana Beach Shopping Mall (2025), and for difficult geometry the 3,117 sq ft historic second floor on Olvera Street in Los Angeles (2026).

How a Tracy project runs: send the address, approximate square footage and the deliverables you want, and we return an itemized quote with travel on its own line. A technician scans on a scheduled day while the building keeps operating. The scans are registered into one point cloud, drafting follows, and you review the drawings before final delivery.

Tracy FAQ

What does it cost?
Floor area is the main driver, followed by how much is in the space (empty racking aisles draft quickly; a fitted-out office or a store with millwork takes longer) and which deliverables you order. Point cloud and 2D CAD is the base tier; Revit adds modeling time. Travel is a separate line and the quote is itemized.

Is it worth bringing you in from out of town?
Usually. A scan takes hours, so travel is a small part of the total, and the drafting that makes up most of the cost is the same wherever the building is.

How accurate is it?
We scan with Leica RTC360 and BLK2GO scanners and Matterport Pro3 and draft from the registered point cloud, not from a tape measure or old plans. Column grids, clear heights, dock doors and mezzanines are drawn where they are.

Does the building have to close?
No. We work around staff and forklift traffic and can scan between shifts or overnight if the floor is busy.

Will the drawings work for my permit?
Yes. They are prepared as the existing-conditions base for the submittal your architect or engineer files with the City of Tracy Building Safety Division at 333 Civic Center Plaza, which accepts construction documents electronically only and reviews under the California-adopted codes plus the Tracy Municipal Code. Applications filed on or after January 1, 2026 are reviewed under the 2025 California codes.

Who owns the files?
You do. CAD, PDF, Revit and the point cloud go to you and your consultants.

  • Veterinary Clinic Unit in Grass Valley
    Grass Valley, CA · 3,754 sq ft · 2024
Working to a tight schedule, ADS completed this clinic's full deliverables in eight days: CAD and PDF sets, a digital twin and a photo record covering the layout, partitions and mechanical systems.
  • Commercial Building in San Diego
    San Diego, CA · 26,580 sq ft · 2024
Roof imagery for the 26,580 sq ft downtown building came from aerial drone photogrammetry, combined with high-accuracy 3D scanning. Outputs included an LOD 300 Revit model, georeferenced orthophotos, a Matterport walkthrough for off-site stakeholders, and coordinated 2D CAD drawings.
  • Solana Beach Shopping Mall
    Solana Beach, CA · 146,404 sq ft · 2025
Blending aerial and ground scans gave consistent coverage of this shopping center's indoor and outdoor zones. Remote walkthroughs kept the project moving without disrupting active tenants.
  • Sepulveda - Level 2 Historic Documentation
    Los Angeles, CA · 3,117 sq ft · 2026
Standard measurements would not have been enough for the structural quirks of this historic Olvera Street building, so ADS laser-scanned its second level and turned the scans into BIM models that reduced risk for the construction phase.
