What you get

Temecula sits between our San Diego County and Los Angeles County projects. An ADS as-built begins with a LiDAR scan of your winery, store, warehouse or house and ends with drawings your architect, engineer or contractor can rely on. Depending on scope you receive a registered 3D point cloud, a 360° digital twin viewable in a browser, 2D CAD in AutoCAD and PDF (floor plans, reflected ceiling plans, elevations and sections), a Revit model at LOD 200–300, and MEP or structural elements where your design needs them. BOMA or REBNY area calculations are available on request.

We have not yet published a Temecula project. The nearest are to the south: a 26,580 sq ft commercial building in San Diego (2024) and the 146,404 sq ft Solana Beach Shopping Mall (2025). To the north, the crew documented 4,700 sq ft of multi-tenant suites on Silver Spur Road in Rolling Hills (2024), a 1,000 sq ft entryway and hall in Sherman Oaks (2025), and the 3,117 sq ft second floor of a historic building on Olvera Street in Los Angeles (2026), where non-orthogonal walls and uneven floors were reproduced directly from the point cloud.

How a Temecula project runs: send the address, approximate square footage and the deliverables you want; we reply with an itemized quote, travel on its own line. A technician scans on the agreed day while the building stays open. The scans are registered into one point cloud, the drawings are drafted from it, and you review them before final delivery.

Temecula FAQ

What does it cost?
Price depends on floor area, how much is in the space (a tasting room with millwork and a barrel hall full of equipment take longer to draft than an empty industrial bay) and which deliverables you order. Point cloud and 2D CAD is the base tier; Revit adds modeling time. Travel is quoted separately and every line can be removed.

Is it worth bringing you in from out of town?
Yes in most cases. Scanning takes hours, so travel is a small share of the total; the drafting, which is the bulk of the cost, is the same wherever the building is.

How accurate is it?
We scan with Leica RTC360 and BLK2GO scanners and Matterport Pro3 and draw from the registered point cloud, not from a tape measure or old plans. Sloping floors, exposed trusses and out-of-square walls appear as they are.

Does the building have to close?
No. We work around staff, visitors and production, and can scan after hours if the floor is busy.

Will the drawings work for my permit?
Yes. They are prepared as the existing-conditions base for the submittal your architect or engineer files with the City of Temecula Building and Safety Division at 41000 Main Street, which requires commercial and industrial tenant-improvement applications to be submitted digitally through its Citizen Self Service portal. Applications filed on or after January 1, 2026 are reviewed under the 2025 California codes.

Who owns the files?
You do. CAD, PDF, Revit and the point cloud are delivered to you and your consultants.

  • Commercial Building in San Diego
    San Diego, CA · 26,580 sq ft · 2024
Ground-level shops and a boutique hotel shared this three-story Gaslamp Quarter property. ADS ran a Scan-to-BIM survey to support future redevelopment, capturing architectural and structural details so modernization could preserve the building's heritage.
  • Solana Beach Shopping Mall
    Solana Beach, CA · 146,404 sq ft · 2025
Revitalizing the tenant mix around new lifestyle and wellness concepts drove the modernization of this coastal Solana Beach complex. ADS documented existing site conditions so architectural upgrades, tenant coordination and redevelopment could proceed from reliable data.
  • Multi-Tenant Suites, Silver Spur Road
Rolling Hills Estates, CA · 4,700 sq ft · 2024
Convenient parking surrounded this Rolling Hills Estates property, where two independent consulting suites shared an exterior ramp. ADS captured both interiors and the shared exterior with LiDAR, structuring walls, ceilings and MEP into a complete documentation set.
  • Sherman Oaks Entryway & Hall Survey
    Sherman Oaks, CA · 1,000 sq ft · 2025
Secondary entrances and hallways were the focus of this survey of a split-level hillside home known for its mid-century and contemporary design. ADS used a Matterport Pro3 to give the renovation team detailed dimensional data for architectural decisions.
  • Sepulveda - Level 2 Historic Documentation
    Los Angeles, CA · 3,117 sq ft · 2026
Standard measurements would not have been enough for the structural quirks of this historic Olvera Street building, so ADS laser-scanned its second level and turned the scans into BIM models that reduced risk for the construction phase.
