Sunnyvale FAQ
What does it cost?
Three variables: floor area, how much is inside (open office is faster to draft than a lab with benches, hoods and exposed services) and the deliverables you order. Point cloud with 2D CAD is the base tier; Revit modeling is extra. Travel is its own line and the quote is itemized.
Is it worth bringing you in from out of town?
Usually yes. The site visit is a matter of hours, so travel is a small part of the bill, and the drafting, which is most of the cost, does not depend on where the building is.
How accurate is it?
We capture with Leica RTC360 and BLK2GO scanners and Matterport Pro3 and draft from the registered point cloud, so every wall, column and ceiling height is measured rather than assumed. Glass partitions and reflective finishes are handled by adjusting scanner settings on site.
Does the building have to close?
No. We work around staff and can scan evenings or weekends if an open-plan floor is too busy by day.
Will the drawings work for my permit?
Yes. They are prepared as the existing-conditions base for the submittal your design professional files with the City of Sunnyvale Building Safety Division through the One-Stop Permit Center at City Hall, 456 W. Olive Avenue. Applications filed on or after January 1, 2026 are reviewed under the 2025 California codes.
Who owns the files?
You do. CAD, PDF, Revit and the point cloud go to you and your consultants.

- Veterinary Clinic Unit in Grass Valley
Grass Valley, CA · 3,754 sq ft · 2024

San Diego, CA · 26,580 sq ft · 2024
Scanning at this historic downtown property was carried out without disrupting the active shops or pedestrian areas. The hotel and retail spaces were modeled as distinct layouts, and the roof was captured by drone. - Solana Beach Shopping Mall
Solana Beach, CA · 146,404 sq ft · 2025
LiDAR and drone capture ran across every structure on this 146,404 sq ft property, and the datasets were aligned into BIM-ready outputs: a Revit model at LOD 300, coordinated 2D CAD plans, aerial orthophotos and an off-site review walkthrough. - Sepulveda - Level 2 Historic Documentation
Los Angeles, CA · 3,117 sq ft · 2026
During the Level 2 survey, ADS also scanned an unplanned technical room and handed over its full point cloud. Coordinated Revit, CAD and PDF documentation gave the architects a base for renovation planning.
