What you get

One LiDAR scan of your building is the source for everything ADS delivers: a registered 3D point cloud, a 360° digital twin your team can open in a browser instead of visiting, 2D CAD drawings in AutoCAD and PDF (floor plans, reflected ceiling plans, elevations and sections), a Revit model at LOD 200–300 for teams working in BIM, and MEP and structural elements where you scope them. BOMA or REBNY area calculations can be added for lease plans.

We have not yet published a Bay Area project. Our closest California work is in Grass Valley, in the Sierra foothills, and in San Diego County. In July 2024 we documented a 3,754 sq ft single-level Veterinary Clinic Unit in a Grass Valley retail complex ahead of a renovation, recording walls, partitions and the ceiling-mounted mechanical systems, and delivered the point cloud, a 360° digital twin, AutoCAD and PDF sheets with MEP shown on the reflected ceiling plan, and a photo record, with every deliverable finished inside eight days. Wendy Zhang, Director of Design & Development at CURO Pet Care, wrote that the drawings were "precise CAD drawings and a full photo record" and that "every spatial element was perfectly documented." In January 2025 we surveyed the 146,404 sq ft Solana Beach Shopping Mall for a repositioning, blending aerial and ground scans across the site while tenants stayed open and delivering an LOD 300 Revit model with coordinated 2D CAD, orthophotos and a virtual walkthrough; Lee Lowell of Capstone said the design team "has been using it extensively since delivery." A 26,580 sq ft Commercial Building in San Diego (2024) and the 4,747 sq ft Maurices store at The Outlet Collection Seattle (2025) complete the West Coast list.

How a Santa Clara project runs: you send the address, approximate square footage and the deliverables you want, and we quote, with travel listed as its own line because the crew comes to you. On scan day a technician works through the space with the scanner while the office or store stays open; a clinic-sized unit is a few hours. The scans are registered into one point cloud, the drawings or Revit model are drafted from it, and you review the set before final delivery.

Santa Clara FAQ

What does it cost?
The quote is driven by floor area, how much there is to document (an open office floor versus a clinic with dense ceiling services), the deliverables you choose, the Revit level of detail if a model is included, and travel. Point cloud with 2D CAD is the base tier. Quotes are itemized so you can remove what you do not need.

Is it worth bringing you in from out of town?
Usually, yes. A single visit captures the whole building, so your designer is not sending someone back for a missed dimension, and the point cloud keeps answering questions through construction. Travel is one fixed line on the quote.

How accurate is it?
We scan with Leica RTC360 and BLK2GO scanners and Matterport Pro3 and draw every line from the point cloud. Ceiling-mounted MEP is modeled from the scan, as at the Grass Valley clinic, rather than traced from an old consultant drawing.

Does the building have to close?
No. Offices, clinics and stores are scanned during business hours; at Solana Beach the tenants traded throughout and reviewed progress through remote walkthroughs. After-hours scanning can be arranged.

Will the drawings work for my permit?
Yes. Your architect or engineer uses the set as the existing-conditions base for the permit drawings. In Santa Clara, building permits are issued by the City of Santa Clara Community Development Department's Building Division, with the Permit Center at 1500 Warburton Avenue; all applications and plans are submitted electronically through the Permitting Online Portal. One timing detail: for applications received on or after January 1, 2026 the city reviews under the 2025 California codes, including the California Building Code and the California Existing Building Code, so your design team will want current drawings for that review.

Do you handle office and tenant spaces?
Yes. Multi-tenant suites, single offices and retail units follow the same workflow as the Grass Valley clinic, with demising walls, ceiling grids and exposed services captured in one visit. Larger buildings are scanned in phases, as the San Diego commercial building and the Solana Beach center were.

Who owns the files?
You do. Point cloud, CAD, PDF and Revit files go to you and to any consultant you name.
