What you get

If you need drawings of a Redwood City building as it stands today, ADS produces them from a LiDAR scan rather than a tape measure. The scan becomes a registered 3D point cloud, and from that we draft 2D CAD in AutoCAD and PDF (floor plans, reflected ceiling plans, elevations, sections), build a Revit model at LOD 200–300 if your team works in BIM, and publish a 360° digital twin you can walk through in a browser. Exposed mechanical, electrical and structural elements are documented when they are in scope; BOMA and REBNY area calculations are available on request.

We have not yet published a project within 150 miles of Redwood City. The nearest is the Veterinary Clinic Unit in Grass Valley, a 3,754 sq ft single-level clinic in a retail complex that we surveyed in July 2024. That job captured walls, partitions and ceiling-mounted MEP, and delivered a point cloud, a digital twin, AutoCAD and PDF sheets and a photo record within eight days. Larger commercial work in the state includes a 146,404 sq ft shopping mall in Solana Beach and a 26,580 sq ft commercial building in San Diego.

A Redwood City job runs the same way: you send the address, square footage and the deliverables you want; we quote, with travel shown on its own line. A technician scans the building while it stays open, the scans are registered into one point cloud, the drawings are drafted from it, and you review before final delivery.

Redwood City FAQ

What does it cost?
The quote depends on square footage, how much is in the space (a bare shell is quicker to draft than a fitted-out lab), which deliverables you want and travel. Point cloud plus CAD is the lowest tier; Revit adds modeling time. Each line is itemized.

Is it worth bringing you in from out of town?
We have no crew based on the Peninsula, so travel appears as its own line in the quote. For most office and residential jobs it is a small share of the total, and you can decide with the number in front of you.

How accurate is it?
The Leica RTC360, Leica BLK2GO and Matterport Pro3 scanners record the building in three dimensions, and every drawing is taken from that point cloud. Nothing is estimated from a sketch.

Does the building have to close?
No. The Grass Valley clinic was scanned as a working business, and offices and homes are handled the same way. Evening or weekend scanning can be arranged.

Will the drawings work for my permit?
Yes. Your architect or engineer uses the set as the existing-conditions base for a tenant improvement or remodel submittal to the city's building department. Applications filed on or after 1 January 2026 are reviewed under the 2025 California codes.

Who owns the files?
You do. The CAD, PDF, Revit and point cloud files are yours to share with your consultants.

  • Veterinary Clinic Unit in Grass Valley
    Grass Valley, CA · 3,754 sq ft · 2024
Service coordination and future renovation planning required reliable data for this single-level clinic inside a retail complex. A LiDAR survey documented walls, ceilings and partitions, while a complete photo record added design and construction context.
  • Solana Beach Shopping Mall
    Solana Beach, CA · 146,404 sq ft · 2025
ADS ran a Scan-to-BIM survey across all structures at this Solana Beach center and tailored the deliverables for the design team, leasing staff and developer working on its redevelopment.
  • Commercial Building in San Diego
    San Diego, CA · 26,580 sq ft · 2024
Scanning at this historic downtown property was carried out without disrupting the active shops or pedestrian areas. The hotel and retail spaces were modeled as distinct layouts, and the roof was captured by drone.
