What you get

A Rancho Santa Margarita as-built from ADS is built on one site visit and one measured dataset. The technician scans the property with LiDAR, the scans are registered into a point cloud, and the drawings your architect, engineer or contractor needs are drafted from it: 2D CAD in AutoCAD and PDF (floor plans, reflected ceiling plans, elevations and sections), a Revit model at LOD 200–300, and MEP or structural elements where scoped. You can also keep the point cloud itself and a 360° digital twin for checking conditions without another trip. BOMA or REBNY area calculations are available on request.

We have not yet published a Rancho Santa Margarita project; the nearest are south in San Diego County and north in Los Angeles County. The 146,404 sq ft Solana Beach Shopping Mall (2025) and a 26,580 sq ft commercial building in San Diego (2024) are the closest in distance and the largest in scale. The 4,700 sq ft multi-tenant suites on Silver Spur Road in Rolling Hills (2024) are the best match for a typical office or retail scope. The Olvera Street historic documentation in Los Angeles (3,117 sq ft, 2026) involved low light, dismantled rooms and non-orthogonal walls, all drawn from the point cloud rather than idealized; a 1,000 sq ft Sherman Oaks entryway survey (2025) shows the smallest end of the range.

How a Rancho Santa Margarita project runs: send the address, approximate square footage and the deliverables you want; we return an itemized quote with travel as its own line. Scanning takes place on the agreed day with the building open. We register and draft, and you review the set before final delivery.

Rancho Santa Margarita FAQ

What does it cost?
The quote is built from floor area, the complexity of the interior, the deliverables you choose and travel, which is listed on its own line. A point cloud with 2D CAD is the base; a Revit model adds modeling time. Because the quote is itemized, you can remove items you do not need.

Is it worth bringing you in from out of town?
Yes. We have already scanned in San Diego and Los Angeles counties; the site visit takes hours, and the drafting, which is most of the cost, is the same wherever the building is.

How accurate is it?
We measure with Leica RTC360 and BLK2GO scanners and Matterport Pro3 and draft from the registered point cloud. Every wall, opening and ceiling height is drawn where it was scanned.

Does the building have to close?
No. Offices, stores and light-industrial units stay open during the scan; we work around staff and can come after hours if needed.

Will the drawings work for my permit?
Yes. They are prepared as the existing-conditions base for the submittal your architect or engineer files with the City of Rancho Santa Margarita Building and Safety Division at City Hall, 22112 El Paseo, which handles plan check, permits and inspections. Applications filed on or after January 1, 2026 are reviewed under the 2025 California codes.

Who owns the files?
You do. CAD, PDF, Revit and the point cloud are delivered to you and your consultants.
