What you get

A Newport Beach remodel or tenant improvement starts with knowing exactly what is there. ADS scans the building with LiDAR and produces the drawings from the scan, so the set reflects the building as it stands rather than as it was once permitted. Depending on scope you receive a registered 3D point cloud, a 360° digital twin you can walk through in a browser, 2D CAD in AutoCAD and PDF (floor plans, reflected ceiling plans, elevations and sections), a Revit model at LOD 200–300, and MEP or structural elements where they are scoped. BOMA or REBNY area calculations are available on request.

We have not yet published a Newport Beach project, but Southern California is where much of our West Coast work sits. In 2024 we documented 4,700 sq ft of multi-tenant suites on Silver Spur Road in Rolling Hills. In 2025 we scanned a 146,404 sq ft shopping mall in Solana Beach, a 26,580 sq ft commercial building in San Diego in 2024, and a 1,000 sq ft entryway and hall in Sherman Oaks. In 2026 we completed Level 2 historic documentation of the 3,117 sq ft Sepulveda property in Los Angeles.

How a Newport Beach project runs: send the address, approximate square footage and the deliverables you want and we quote each item, with travel on its own line. A technician scans the property in one visit with a Leica RTC360, Leica BLK2GO or Matterport Pro3 while it stays in use. The scans are registered into one point cloud, the drawings are drafted from it, and you review before final delivery.

Newport Beach FAQ

What does it cost?
Floor area, the amount of detail in the space, the deliverables you select and travel set the price. Point cloud with 2D CAD is the base; a Revit model adds modeling time. Every quote is itemized so you can trim it.

Is it worth bringing you in from out of town?
Our nearest published work is in Los Angeles and San Diego counties, so travel to Orange County is a modest line on the quote. The scan is a single visit and the drafting is done off site in every case.

How accurate is it?
We scan with Leica RTC360, Leica BLK2GO and Matterport Pro3 LiDAR scanners and draft from the registered point cloud. Dimensions are measured on site, not estimated, which matters on hillside lots and older waterfront homes where nothing is square.

Does the building have to close?
No. Homes, offices and shops stay occupied while we scan. We work around residents, staff and customers and can schedule around tenants.

Will the drawings work for my permit?
Yes. Your architect or engineer uses the set as the existing-conditions base for a remodel, addition or tenant-improvement submittal to the City of Newport Beach Community Development Department, Building Division. Applications filed on or after January 1, 2026 are reviewed under the 2025 California codes. The design professional files it; we make sure the existing conditions in it are right.

Who owns the files?
You do. CAD, PDF, Revit and the point cloud are delivered to you and your consultants.
