What you get

An ADS as-built begins with a LiDAR scan and ends with drawings your architect, engineer or contractor can design from. A Montréal project can include:

• A registered 3D point cloud of the building, inside and out.
• A 360° digital twin to check conditions from your desk.
• 2D CAD in AutoCAD and PDF: floor plans, reflected ceiling plans, elevations and sections.
• A Revit model at LOD 200–300 for BIM teams.
• MEP and structural elements where you scope them, and BOMA or REBNY area calculations on request.

Greater Montréal is where much of our Canadian work sits. In Verdun we documented the 30,000 sq ft Douglas Hospital for its heritage restoration between August and October 2024, scanning with a Leica RTC360 and a DJI Phantom 4 RTK drone and delivering more than 85 exterior elevations, georeferenced orthophotos, roof mapping and thermal imaging reports to GR7 Architecture on behalf of the Government of Quebec. Paul Torres Jones, Architecte Conseiller en bâtiment, Chargé de Projets, wrote that the team delivered "over 85 elevation drawings with remarkable precision." In Pointe-aux-Trembles the 291,798 sq ft secondary school was scanned for the CSSPI from October 2024 to February 2025 while classes continued, and delivered as an LOD 300 BIM model, coordinated 2D CAD and a Matterport walkthrough. On the South Shore, the two-storey commercial hub on Taschereau Boulevard in La Prairie (14,643 sq ft, Matterport Pro3, April 2025) was modelled storefront by storefront for tenant coordination; Pierre Leclerc of Groupe Leclerc architecture + design calls the work "Reliable precision and consistent quality every single time." And in Trois-Rivières an A&W site of 23,771 sq ft was captured inside and out with the RTC360 in winter, with drone orthophotos for the signage.

How a Montréal project runs: send the address, approximate square footage and the deliverables you want, and we return an itemized quote; any travel is its own line, since we have no Montréal office. On scan day a technician works through the building while it stays open. The scans are registered into one point cloud, the drawings and model are drafted from it, and you review the set and request revisions before final delivery.

Montreal FAQ

What does it cost?
Price follows floor area, how complex the building is (a plain commercial unit drafts faster than a heritage hospital with 85 façades), the deliverables you choose and any travel. Point cloud plus 2D CAD is the base tier; a Revit model adds modelling time. Every quote is itemized so you can drop what you do not need.

Is it worth bringing you in from out of town?
We have no Montréal office, so any travel appears on the quote as its own line, but Greater Montréal is where much of our Canadian portfolio sits: Verdun, Pointe-aux-Trembles, La Prairie and Trois-Rivières. One mobilization normally covers the capture; registration, drafting and modelling are done remotely afterwards.

How accurate is it?
We scan with the Leica RTC360, Leica BLK2GO and Matterport Pro3 and draft from the registered point cloud rather than from tape measurements, so every dimension is measured. On the Douglas Hospital the elevations were drawn from LiDAR combined with georeferenced drone orthophotos.

Does the building have to close?
No. The Pointe-aux-Trembles school stayed fully operational through a survey of nearly 292,000 sq ft, and the La Prairie retail units were scanned with tenants trading. After-hours capture can be arranged where needed.

Will the drawings work for my permit?
Yes. The set is prepared as the existing-conditions base your architect or engineer submits with the application. In Montréal, construction and renovation permits are issued by the borough (arrondissement) where the work takes place, and the standards that apply depend on the borough and on the heritage status of the building or area; the Ville de Montréal directs applicants to that borough's permit counter, and most boroughs accept applications online. Your design professional files the application; we make sure the existing conditions in it are right.

Do you document exteriors and heritage façades?
Yes. The Douglas Hospital package was more than 85 exterior elevations with roof mapping and thermal imaging, produced for a heritage restoration. Façade elevations, roof plans and site signage (as at the A&W in Trois-Rivières) are scoped as their own deliverables alongside the interior set.

Who owns the files?
You do. CAD, PDF, Revit and the point cloud are delivered to you and your consultants to keep and reuse.

Scanned by our crews in and around Montréal and Quebec:

  • Douglas Hospital
    Verdun, QC · 30,000 sq ft · 2024
Restoration planning for one of Quebec's historic healthcare facilities drew on an exterior reality capture of Douglas Hospital. Thermal imaging, orthophotography and laser scanning were combined so architects could plan with the building's character in mind.
  • Pointe-aux-Trembles Secondary School
    Pointe-aux-Trembles, QC · 291,798 sq ft · 2025
Georeferenced orthophotos for site evaluation, a Matterport walkthrough for remote review, a BIM model at LOD 300 and coordinated 2D CAD as-builts were produced from the point cloud of this 291,798 sq ft secondary school.
  • Multi-Unit Commercial Hub in La Prairie
    La Prairie, QC · 14,643 sq ft · 2025
A two-story, 14,643 sq ft commercial complex on Taschereau Boulevard with several retail units, surveyed for upcoming tenant improvements. With a Matterport Pro3, ADS delivered a point cloud, a 360° digital twin and annotated AutoCAD plans and PDF sheets.
  • A&W in Canada
    Trois-Rivières, QC · 23,771 sq ft · 2025
Winter weather threatened delays at this Quebec restaurant, so ADS scheduled efficiently and used a high-speed Leica RTC360. Signage was captured by drone and modeled separately to match A&W brand guidelines.

Ville de Montréal: construction and renovation permits are issued by the borough (arrondissement) where the work takes place; the standards that apply depend on the borough and on the heritage status of the building or area.
