As-Built Plans
Project Overview
As-built Drawing Services (ADS) completed a comprehensive existing conditions survey for the exterior of Douglas Hospital, one of Quebec's historic healthcare facilities. Working with GR7 Architecture on behalf of the Government of Quebec, our team documented more than 85 exterior elevations using LiDAR and drone surveying. The resulting as-built documentation provided accurate existing conditions data to support restoration planning, architectural analysis, and long-term preservation of the building's historic character.
Deliverables
85+ As-Built Exterior Elevations for architectural restoration and planning.
High-Resolution LiDAR Point Cloud capturing existing facade conditions.
Georeferenced Orthophotos & Roof Mapping generated from drone surveys.
Thermal Imaging Reports supporting facade assessment and maintenance strategies.

Our Role & Technology
ADS performed a comprehensive exterior reality capture using terrestrial LiDAR scanning and drone photogrammetry to document Douglas Hospital's existing conditions. The collected data was processed into accurate as-built documentation, giving architects and consultants reliable information for restoration planning, facade analysis, and long-term building preservation. Key tools and methods used:
Leica RTC360 terrestrial laser scanner for high-accuracy LiDAR capture, generating detailed point cloud data of the hospital's exterior elevations and architectural features.
DJI Phantom 4 RTK drone for aerial photogrammetry and roof mapping.
Autodesk Revit and AutoCAD for processing point cloud data and producing accurate as-built drawings and existing conditions documentation.
Key Challenges & Solutions
Large-Scale Exterior Documentation: Captured and documented over 85 building elevations with high-accuracy LiDAR and drone surveys, creating reliable as-built documentation for the entire facility.
Historic Building Assessment: Combined laser scanning, orthophotography, and thermal imaging to support informed restoration and maintenance planning while preserving the building's architectural character.
Accurate Existing Conditions Data: Delivered precise, georeferenced documentation that enabled architects and consultants to make confident design and rehabilitation decisions.
