What you get

An as-built from ADS is a measured record of your Mission Viejo building, produced from a laser scan rather than hand measurements. Choose what you need from the list: a registered 3D point cloud; a 360° digital twin that lets consultants inspect the space online; 2D CAD floor plans, reflected ceiling plans, elevations and sections in AutoCAD and PDF; a Revit model at LOD 200–300; and MEP or structural elements where they are scoped. BOMA and REBNY area calculations are available on request for lease work.

We have not yet published a Mission Viejo project. Our nearest work lies south along I-5: the 146,404 sq ft Solana Beach Shopping Mall documented in 2025, a 26,580 sq ft commercial building in San Diego in 2024, and a 5,300 sq ft industrial facility at Thornmint Court in Rancho Bernardo, delivered as an LOD 300 Revit model with architecture and MEP plus registered E57 scans. In Los Angeles County we have scanned the multi-tenant suites on Silver Spur Road in Rolling Hills and a historic building on Olvera Street.

How a Mission Viejo project runs: you give us the address, approximate square footage and deliverables; we send an itemized quote, with travel as its own line because we do not station a crew in Orange County. A technician scans the building on the agreed day while it stays open. The scans are registered into one point cloud, the drawings are drafted from it, and you review before final delivery.

Mission Viejo FAQ

What does it cost?
Square footage, the amount of detail in the space, the deliverables you pick and travel drive the price. The lowest tier is point cloud plus 2D CAD; a Revit model adds modeling time. The quote is itemized so you can trim it.

Is it worth bringing you in from out of town?
For an office floor, a retail unit or a house with no usable drawings, yes. The scan is one visit and captures everything at once; the travel line is a small part of the total.

How accurate is it?
Leica RTC360 and BLK2GO scanners and the Matterport Pro3 produce the point cloud, and we draft from that cloud, so dimensions are measured rather than assumed.

Does the building have to close?
No. We scan around staff, tenants and customers, and after-hours visits can be arranged.

Will the drawings work for my permit?
Yes. Your design professional files with the City of Mission Viejo Building Division in the Community Development Department, where permits and inspections are submitted and scheduled online through Client Self Service, and applications made on or after January 1, 2026 are reviewed under the 2025 California codes. Our drawings give the submittal a measured existing-conditions base.

Who owns the files?
You do. CAD, PDF, Revit and the point cloud go to you and your consultants.
