What you get

El Monte sits close to our newest Los Angeles project. In May 2026 we scanned the 3,117 sq ft second floor of a historic institutional building on Olvera Street downtown, where the walls are not square and the floors and ceilings are not level. Instead of idealizing the geometry we drew it from the Leica point cloud as found, and delivered a CAD floor plan, reflected ceiling plan, interior elevations, schedules and a Revit model. Earlier work nearby includes a 1,000 sq ft entryway and hall survey in Sherman Oaks (2025) and 4,700 sq ft of multi-tenant suites on Silver Spur Road in Rolling Hills (2024).

An El Monte as-built from ADS can include any of: a registered 3D point cloud, a 360° digital twin for checking conditions from your desk, 2D CAD in AutoCAD and PDF (floor plans, reflected ceiling plans, elevations and sections), a Revit model at LOD 200–300, and MEP and structural elements when scoped. BOMA or REBNY area calculations are available on request. Industrial buildings, strip retail, churches and multi-family all go through the same workflow.

How an El Monte project runs: send the address, approximate square footage and the deliverables; we return an itemized quote with travel on its own line. A technician scans with a Leica RTC360, BLK2GO or Matterport Pro3 while the building stays open. The scans are registered into a single point cloud, drafted, and sent to you for review before final delivery.

El Monte FAQ

What does it cost?
Floor area, complexity, deliverables and travel. A clear warehouse floor scans faster than a church sanctuary with a balcony or a restaurant with exposed ductwork. Point cloud and 2D CAD is the base; Revit adds drafting. The quote is itemized.

Is it worth bringing you in from out of town?
El Monte is close to our Los Angeles work, but we do not keep a crew there, so travel is still shown as its own line. For most commercial jobs it is a minor item.

How accurate is it?
Dimensions are measured with Leica RTC360 and BLK2GO scanners or a Matterport Pro3 and drafted from the point cloud. On Olvera Street that meant drawing the walls out of square and the floors out of level exactly as the scan found them, which is what a renovation architect needs.

Does the building have to close?
No. We scan around staff, tenants and customers; after-hours visits can be arranged.

Will the drawings work for my permit?
Yes, as the existing-conditions base your design professional submits. El Monte permits go through the Building Division at City Hall West, 11333 Valley Boulevard, which reviews plans, issues permits and inspects the work. Applications filed on or after January 1, 2026 are reviewed under the 2025 California codes.

Who owns the files?
You do. CAD, PDF, Revit and the point cloud are yours to share with your consultants.
