The starting point is a LiDAR scan with a Leica RTC360, Leica BLK2GO or Matterport Pro3. From it you receive a registered 3D point cloud, a 360° digital twin to walk through in a browser, 2D CAD drawings in AutoCAD and PDF (floor plans, reflected ceiling plans, elevations and sections) and, when your consultants model in BIM, a Revit model at LOD 200–300. MEP and structural elements are documented when scoped; BOMA and REBNY area calculations on request.
Two recent projects show the range. In Grass Valley a 3,754 sq ft single-level veterinary clinic inside a retail complex was scanned in July 2024 and delivered within eight days: point cloud, digital twin, AutoCAD and PDF sheets with the ceiling-mounted MEP integrated into the reflected ceiling plan, and a photo record. In downtown Los Angeles the crew documented the second floor of a historic Olvera Street building, 3,117 sq ft, working in low light and reproducing the building's uneven floors and out-of-square walls as found.

What does it cost?
Area, complexity, deliverables and travel. A packing shed with open framing is quicker to draft than a finished medical suite; point cloud and 2D CAD is the lowest tier and Revit adds modeling time. The quote is itemized so you can trim it.
Is it worth bringing you in from out of town?
For most commercial, agricultural-processing and institutional buildings, yes. The scan is one visit, the rest of the job is done off site, and the travel line is shown separately so you can compare it with a local survey.
How accurate is it?
Dimensions are taken from the point cloud, not from a tape or an old drawing, so plan, RCP and elevations come from the same measured record. Irregular geometry is drawn as it exists.
Does the building have to close?
No. The Grass Valley clinic stayed open as a working unit in a retail complex while it was scanned. We can also work before opening or after close.
Will the drawings work for my permit?
Yes. Your architect or engineer uses the set as the existing-conditions base for a submittal to the City of Visalia Building Safety Division at 315 E. Acequia Avenue, which handles plan check, permits and inspections. Applications filed on or after January 1, 2026 are reviewed under the 2025 California codes.
Who owns the files?
You do. CAD, PDF, Revit and the point cloud are yours to keep and share with your consultants.
