What you get

An ADS as-built begins with a LiDAR scan of the building and ends with a drawing set your architect, engineer or contractor can design from. Depending on scope, a Toronto project receives:

• A registered 3D point cloud of the whole building, the measured record everything else is drawn from.
• A 360° digital twin you can walk through in a browser to check conditions without another site visit.
• 2D CAD in AutoCAD and PDF: floor plans, reflected ceiling plans, elevations and sections.
• A Revit model at LOD 200–300 when your team works in BIM.
• MEP and structural elements where you scope them, and BOMA or REBNY area calculations on request.

Our Toronto proof is the MacMillan Theatre at the University of Toronto's Faculty of Music: 13,468 sq ft of seating, stage and acoustic features scanned with a Matterport Pro3 over the 2024–25 holiday period. The deliverables were a point cloud, 2D CAD floor plans with seating layouts and stage areas, an LOD 300 Revit model and a Matterport virtual tour the design team used to check conditions remotely. Christine Vozoris, Senior Architect, said ADS "approached the MacMillan Theatre scan with exceptional care, fully preserving the architectural integrity."

Down the QEW in Hamilton we scanned the three-level Teatrix costume store on Kensington Avenue (5,339 sq ft, basement to mezzanine) in February and March 2025, working around racks of inventory and modelling its ornamental façade and custom window profiles in Revit. Earlier, as DCMS Network, the same team scanned 15 schools across Northern Ontario in eight days for the Conseil scolaire public du Nord-Est de l'Ontario, more than 53,000 square metres from North Bay to Hearst, and delivered Revit models, CAD drawings and point clouds six weeks after the scan.

How a Toronto project runs: you send the address, approximate square footage and the deliverables you need, and we return an itemized quote. Travel is its own line on it, since we have no Toronto crew. On scan day a technician works through the building with the scanner while it stays open to staff, students or customers. The scans are registered into a single point cloud, the CAD and Revit are drafted from it, and you review the set and request revisions before final delivery.

Toronto FAQ

What does it cost?
Price follows floor area, how complex the space is (a bare shell drafts faster than a theatre with raked seating or a store full of millwork), the deliverables you choose and travel. Point cloud plus 2D CAD is the base tier; a Revit model adds modelling time. Every quote is itemized so you can drop what you do not need.

Is it worth bringing you in from out of town?
We have no Toronto office, so travel appears on the quote as its own line. The team has scanned Toronto, Hamilton and, as DCMS Network, 15 schools across Northern Ontario in eight days, so one mobilization normally covers the capture and everything after it (registration, drafting, modelling) is done remotely.

How accurate is it?
We scan with the Leica RTC360, Leica BLK2GO and Matterport Pro3 and draft from the registered point cloud rather than from tape measurements, so every dimension is measured, not assumed. On the MacMillan Theatre the stage, seating and acoustic features were modelled directly from the scan data.

Does the building have to close?
No. A technician works through the space while it is in use; the Hamilton costume store was scanned around its inventory. After-hours capture can be arranged for stages, trading floors and clinics.

Will the drawings work for my permit?
Yes. The set is prepared as the existing-conditions base your architect or engineer submits with a renovation or tenant-improvement application to Toronto Building, the City division that reviews permit applications, issues permits and inspects under the Ontario Building Code and the City's zoning by-laws. Ontario's Building Code (the 2024 Building Code Compendium) applies across the province and is enforced by municipal building officials. Your design professional handles the application; we make sure the existing conditions in it are right.

Can you handle heritage and institutional buildings?
Yes. The MacMillan Theatre and the Hamilton store both had historic detail that was modelled rather than simplified, and our Quebec work includes more than 85 heritage elevations of the Douglas Hospital in Verdun. Universities, school boards and hospitals get the same package.

Who owns the files?
You do. CAD, PDF, Revit and the point cloud are delivered to you and your consultants to keep and reuse.

    Toronto, ON · 13,468 sq ft · 2024
From the seating bowl to backstage, ADS scanned the MacMillan Theatre's stage, seating and acoustic features. The as-built drawings were aligned with original architectural elements to protect the building's heritage value.
  • Teatrix Costume Store, Kensington Ave
    Hamilton, ON · 5,339 sq ft · 2025
ADS captured the interior and exterior of the Teatrix building across all three levels, overlapping scans for clean floor transitions, and provided an online 3D model for remote stakeholder coordination.
  • A&W in Canada
    Trois-Rivières, QC · 23,771 sq ft · 2025
Branding consistency was the aim of this Scan-to-BIM survey of a Quebec A&W restaurant, with particular attention to the signage across its site. The documentation served both the client's internal planning and external signage coordination.
