What you get

An as-built survey from ADS gives you a measured record of a building rather than a redrawn copy of old plans. We scan with Leica RTC360, Leica BLK2GO and Matterport Pro3 scanners and deliver, as scoped, a registered 3D point cloud, a 360° digital twin, 2D CAD in AutoCAD and PDF (floor plans, reflected ceiling plans, elevations and sections), a Revit model at LOD 200–300, and MEP and structural elements where you need them. BOMA or REBNY area calculations are available on request.

We have not yet published a Passaic project. The nearest are in Manhattan: a 2,500 sq ft Office Suite documented in July 2024, a 1,500 sq ft Russian Nails salon on Maiden Lane from October–November 2024, and a 2,590 sq ft Russian Nails salon in Midtown South captured with a Matterport Pro3 in autumn 2024. Up the Hudson, the 565,308 sq ft Poughkeepsie State Office Building (2025) shows the same workflow applied to a very large building.

How a Passaic project runs: you send the address, approximate square footage and the deliverables you want; we return an itemized quote with travel as a separate line. A technician scans the building in a single visit while tenants, staff or production carry on. The scans are registered into one point cloud, drawings are drafted from it, and you review the set before final delivery.

Passaic FAQ

What does it cost?
Four things drive the price: floor area, how much there is to draw (an open warehouse floor versus a finished store or a fully occupied apartment building), which deliverables you want, and travel. Point cloud and CAD is the base tier; Revit adds modeling time. Quotes are itemized.

Is it worth bringing you in from out of town?
Passaic is within easy reach of the Manhattan and Hudson Valley work our Northeast crews already do, so travel is a small, visible line on the quote.

How accurate is it?
Dimensions are pulled from the point cloud rather than measured by hand, so what you see in CAD or Revit is what the scanner recorded. Glazing and reflective finishes are handled on site by adjusting settings area by area.

Does the building have to close?
No. Apartment buildings, shops and industrial space stay in use while we work; we schedule around occupants and can scan outside business hours.

Will the drawings work for my permit?
Yes. Passaic's Division of Code Enforcement, at 330 Passaic Street, is the city's Uniform Construction Code enforcing agency and issues construction permits; your architect or engineer submits the application, and our drawings supply the existing conditions it is built on.

Who owns the files?
You do. CAD, PDF, Revit and the point cloud are delivered to you and your consultants.

    New York, NY · 2,500 sq ft · 2024
A 2,500 sq ft SoHo office suite with exposed beams, visible MEP and high ceilings, surveyed for upgrades and future renovation. ADS delivered a point cloud, 360° digital twin, a 2D CAD set and an LOD 300 Revit model.
  • Russian Nails Salon, Maiden Lane
    Manhattan, NY · 1,500 sq ft · 2024
Part of an ongoing collaboration with a luxury beauty brand, this Financial District nail salon needed accurate layouts and reliable data for renovation planning. ADS supplied a 360° digital twin and CAD deliverables to carry the design through multiple phases.
  • Russian Nails Salon, Midtown South
    Manhattan, NY · 2,590 sq ft · 2024
Mirrors and glossy finishes in this tight salon layout required careful scanning angles to avoid noise. On a fast design timeline, the team processed the data and delivered CAD and BIM files within days.
  • Poughkeepsie State Office Building
    Poughkeepsie, NY · 565,308 sq ft · 2025
Elevation changes across the state office complex's large Poughkeepsie site were handled by selectively cleaning the point cloud to isolate ground data. Dimensional consistency over vast floor areas was kept through rigorous verification and section refinement during modeling.

Permits & governing bodies
Construction permits in Passaic are issued under the New Jersey Uniform Construction Code (N.J.A.C. 5:23) by the City of Passaic Division of Code Enforcement, the municipal UCC enforcing agency (Construction Official plus building, plumbing, electrical and fire protection subcode officials), 330 Passaic Street. Renovation and addition applications use the state UCC forms: the Form 100 permit application plus the building, electrical, plumbing and fire protection technical sections.
