What you get

We have not yet published a Novato project. The nearest ADS work in Northern California is a 3,754 sq ft veterinary clinic in Grass Valley, scanned in July 2024, and the rest of our California portfolio is in the Los Angeles and San Diego areas.

The Grass Valley job is a fair picture of what a Marin County client gets. The clinic sits in a retail complex; the crew captured walls, partitions and ceiling-mounted mechanical systems with LiDAR, put the MEP on the reflected ceiling plan, and delivered a point cloud, a 360° digital twin, AutoCAD and PDF sheets and a full photo record within eight days. Wendy Zhang of CURO Pet Care said the team “delivered precise as-built plans for our design needs.”

Your deliverables are chosen per project: the registered point cloud, the browser-based digital twin, 2D CAD (floor plans, reflected ceiling plans, elevations, sections) in AutoCAD and PDF, a Revit model at LOD 200–300 if you work in BIM, and MEP or structural elements where scoped. BOMA or REBNY area calculations can be added.

How a Novato project runs: you send the address, approximate square footage and the deliverables you want; we return an itemized quote with travel on its own line. A technician scans on the agreed day while your home, office or shop stays in use. Registration and drafting follow, you review the set, and we revise before final delivery.

Novato FAQ

What does it cost?
Price follows floor area, how much is in the space (finished interiors with exposed MEP take longer to draft than open shells), which deliverables you choose and travel. Point cloud plus CAD is the lowest tier; Revit adds modeling time. The quote is itemized so you can remove what you do not need.

Is it worth bringing you in from out of town?
For a remodel of a few hundred square feet, probably not. For a full-house renovation, a commercial tenant improvement or any project that will be designed in Revit, scanned geometry removes the field-measurement step and the errors that come with it.

How accurate is it?
We scan with Leica RTC360 and BLK2GO scanners and Matterport Pro3 and draft from the point cloud rather than from a tape. Sloped ceilings and out-of-square rooms are drawn as they are.

Does the building have to close?
No. Scanning happens around occupants; after-hours visits can be arranged for busy retail or medical spaces.

Will the drawings work for my permit?
They are prepared as the existing-conditions base for your designer's submittal to the City of Novato Building Division, which accepts applications through its online portal or by email to the permit center. Applications on or after January 1, 2026 are reviewed under the 2025 California codes.

Who owns the files?
You do. CAD, PDF, Revit and the point cloud go to you and anyone you name.
