The package is built from a LiDAR scan and can include a registered 3D point cloud, a 360° digital twin viewable in a browser, 2D CAD in AutoCAD and PDF (floor plans, reflected ceiling plans, elevations and sections) and a Revit model at LOD 200–300 when BIM is required. MEP and structural elements are documented where scoped; BOMA or REBNY area calculations are available on request.

The 146,404 sq ft Solana Beach Shopping Mall in California, scanned in January 2025, shows the same workflow at a much larger scale.

What does it cost?
The price is set by floor area, how much the space contains, which deliverables you want and travel. Point cloud and 2D CAD is the entry tier; Revit adds modeling time. Each item is quoted separately so you can remove anything you do not need.
Is it worth bringing you in from out of town?
Usually. A store, office or lab takes hours to scan, not days, so travel is one line on the quote against drawings you will keep using for years. The Washington and California projects below were all out-of-town jobs.
How accurate is it?
Every dimension is measured from a registered point cloud captured with Leica RTC360, Leica BLK2GO or Matterport Pro3 scanners. We do not scale from old drawings.
Does the building have to close?
No. We scan around staff, students and customers during normal hours, and can schedule after hours if that suits the building better.
Will the drawings work for my permit?
Yes. Your architect or engineer uses the set as the existing-conditions base for a submittal to the City of Corvallis Development Services, which processes construction permits and certain land-use cases and runs a paperless permitting office, with applications made at corvallispermits.com. Commercial work in Oregon is reviewed under the 2022 Oregon Structural Specialty Code. Your design professional files; we make sure the existing conditions are right.
Who owns the files?
You do. CAD, PDF, Revit and the point cloud are yours to share with your consultants.
