What you get
When you order an ADS as-built for a Bend property, the whole building is captured with a LiDAR scanner and the drawings are produced from that data. Depending on scope you receive a registered 3D point cloud, a 360° digital twin to walk through online, 2D CAD drawings in AutoCAD and PDF (floor plans, reflected ceiling plans, elevations and sections) and a Revit model at LOD 200–300 for teams working in BIM. MEP and structural elements are included where scoped, and BOMA or REBNY area calculations are available on request.
We have not yet published a project in Bend or anywhere else in Oregon. Our nearest work is to the north and south of the state. In Auburn, Washington, we documented the 4,747 sq ft Maurices store at The Outlet Collection Seattle in June and July 2025. In Grass Valley, California, we scanned a 3,754 sq ft veterinary clinic in July 2024, capturing walls, partitions and ceiling-mounted MEP and delivering the AutoCAD and PDF sets within eight days; Wendy Zhang of CURO Pet Care summed it up as "Delivered precise as-built plans for our design needs." How a Bend project runs: you send the address, approximate square footage and the deliverables you need; we quote each item, with travel to Bend as a separate line. On scan day a technician works through the building while it stays open. The scans are registered into one point cloud, drafting follows, and you review the set before final delivery.

What does it cost?
Floor area, how much is in the space, the deliverables you select and travel set the price. Point cloud plus 2D CAD is the lowest tier; a Revit model adds drafting time. The quote is itemized so you can take out what you do not need.
Is it worth bringing you in from out of town?
For most buildings, yes. The scan takes hours rather than days, so travel is one modest line against drawings you will use for years. Our Washington and California projects were all done from out of town.
How accurate is it?
Dimensions come from a registered point cloud captured with Leica RTC360, Leica BLK2GO or Matterport Pro3 scanners, not from a tape or an old set of plans.
Does the building have to close?
No. We work around staff and customers during normal hours; evening or early-morning scans can be arranged.
Will the drawings work for my permit?
Yes. Your architect or engineer uses the set as the existing-conditions base for a submittal to the City of Bend Community Development Department, whose Permit Center at 710 NW Wall St handles plan review, permitting and inspections for residential and commercial work, with applications filed through the Online Permit Center portal. Commercial projects in Oregon are reviewed under the 2022 Oregon Structural Specialty Code. Your design professional files; we make sure the existing conditions are right.
Who owns the files?
You do. CAD, PDF, Revit and the point cloud are delivered to you and your consultants.
