Project Overview
We recently mapped the second floor of a 3,117 sq. ft. institutional building on historic Olvera Street in downtown Los Angeles. Because historic buildings always have unique structural quirks, standard measurements wouldn't cut it for the upcoming renovations. Our team at ADS used 3D laser scanning to capture the space exactly as it is. By turning those scans into precise BIM models, we gave the architects and designers a rock-solid foundation to work from—taking the guesswork out of their planning and reducing risks for the construction phase.

Our Role & Technology
AS-BUILT DRAWING SERVICES conducted an on-site 3D scan and field survey of the second level, applying a Scan-to-BIM workflow to produce accurate as-built documentation for the property's design and planning process.
Captured and processed the building's structural and architectural elements using Leica 3D laser scanning technology to generate an accurate point cloud.
Delivered a Revit model to support architectural documentation, design coordination, and 3D visualization.
Produced coordinated CAD documentation, including floor plans, reflected ceiling plans, interior elevations, and schedules.
Key Challenges & Solutions
Low-light and deteriorated spaces: Limited lighting and dismantled areas made capture harder. The team optimized scan settings and, as added value, documented an unplanned technical room, delivering its full LiDAR point cloud to the client.
Capturing a historic building's true geometry: Rather than an idealized model, ADS replicated non-orthogonal walls, uneven floors and ceilings, facade moldings, and existing openings directly from the point cloud.
Reliable documentation for future renovations: A precise Scan-to-BIM workflow delivered coordinated Revit, CAD, and PDF documentation — a dependable foundation for renovation planning that reduces project risk.
