When the only drawings of a building are old, incomplete or missing, ADS produces a new set from a LiDAR scan. The scans are registered into a 3D point cloud, which becomes the measured basis for everything we draft: 2D CAD in AutoCAD and PDF (floor plans, reflected ceiling plans, elevations and sections), a Revit model at LOD 200–300 for BIM workflows, and MEP and structural elements where they are in scope. A 360° digital twin lets your team look at any part of the building from a browser, and BOMA or REBNY area calculations are available on request.
ADS has not yet published a Youngstown project. The closest work is the Windsor store at Easton Town Center in Columbus, a 4,358 sq ft retail space documented in 2025. Further west we completed a 400 sq ft pre-installation survey of a luxury kitchen in Chicago in June 2025 and scanned Daylight Coffee in Basehor, Kansas, a 1,750 sq ft corner café with full-height storefront glazing and an exposed ceiling, in May 2024.

What does it cost?
Floor area, how much is inside the space, the deliverables you want and travel drive the price. Point cloud and 2D CAD is the lowest tier; a Revit model adds drafting time. The quote is itemized so you can leave out what you do not need.
Is it worth bringing you in from out of town?
For one small room, probably not. For a large or irregular building, a project that needs Revit or the point cloud itself, or one of Youngstown's older downtown or industrial buildings with no reliable drawings, a single scanning visit records everything and nobody has to come back for a missed dimension.
How accurate is it?
We scan with Leica RTC360 and BLK2GO scanners and Matterport Pro3 and draft from the point cloud, so every dimension is measured rather than assumed.
Does the building have to close?
No. The technician works around occupants; the Basehor café stayed open during its scan.
Will the drawings work for my permit?
Yes. Your architect or engineer uses the set as the existing-conditions base for the submittal to the City of Youngstown's building department at City Hall; zoning permit applications for residential and commercial work are published on the city's website. The design professional handles the filing; we make sure the existing conditions are right.
Who owns the files?
You do. CAD, PDF, Revit and the point cloud are delivered to you and your consultants.
