What you get

An ADS as-built is built in two steps: a laser scan of the building with a Leica RTC360, Leica BLK2GO or Matterport Pro3, then drawings drafted from that scan. The deliverables depend on what you order. A registered 3D point cloud is the measured record. A 360° digital twin lets you walk the building in a browser. 2D CAD in AutoCAD and PDF gives you floor plans, reflected ceiling plans, elevations and sections. A Revit model at LOD 200–300 suits teams working in BIM. MEP and structural elements are documented where you ask for them, and BOMA or REBNY area calculations are available on request.

We have not yet published a Waukegan project. The nearest is in Chicago, where in June 2025 we scanned a 400 sq ft luxury kitchen as a pre-installation survey so the cabinetry could be fabricated to the measured room. Elsewhere in the Midwest we documented Daylight Coffee on Pinehurst Drive in Basehor, Kansas, a 1,750 sq ft corner-lot shop scanned in May 2024 (floor, ceiling and roof plans plus elevations in AutoCAD and annotated PDF), and the Windsor store at Easton Town Center in Columbus, Ohio, 4,358 sq ft, in 2025.

How a Waukegan project runs: send the address, approximate square footage and the deliverables you need, and we quote it item by item with travel on its own line. A technician scans the building in a single visit while it stays in operation. The scans are registered into one point cloud, the drawings are drafted from it, and you review the set before the final files are delivered.

Waukegan FAQ

What does it cost?
Area, how much there is to document, the deliverables you want and travel. An empty manufacturing bay is faster to draft than one full of equipment, mezzanines and overhead piping. Point cloud plus 2D CAD is the base; Revit adds modeling time. Each item in the quote is separate.

Is it worth bringing you in from out of town?
We have no Waukegan crew, so travel is listed on its own line. The scan captures the entire building in one visit, including the high and hard-to-reach parts of an industrial space, so there is no second trip to fill gaps.

How accurate is it?
Everything is drafted from the registered point cloud, so dimensions are measured on site, not estimated, and conditions like racking clearances and clear heights come straight from the scan.

Does the building have to close?
No. We scan around production, staff and customers during working hours; off-shift scanning can be arranged where that is safer or simpler.

Will the drawings work for my permit?
Yes, as the existing-conditions base your architect or engineer submits from. In Waukegan, building permits, plan review and construction inspections for residential, commercial and industrial property are handled by the City of Waukegan Building & Code Department, and contractors working in the city must be registered before permits are issued.

Who owns the files?
You do. CAD, PDF, Revit and the point cloud are delivered to you and your consultants.
