What you get
Waco's building stock runs from brick warehouses and downtown storefronts to new retail and campus buildings, and much of it lacks drawings you can trust. ADS replaces guesswork with a LiDAR scan and a drawing set drafted from the measured point cloud. Depending on scope you receive the registered 3D point cloud, a 360° digital twin to review conditions from your desk, 2D CAD in AutoCAD and PDF (floor plans, reflected ceiling plans, elevations and sections), a Revit model at LOD 200–300, and MEP and structural elements where you ask for them. BOMA or REBNY area calculations are available on request.
We have not yet published a Waco or McLennan County project. Our nearest Texas work is in Dallas, where in spring 2025 we scanned the 2,798 sq ft James Perse store at 3337 N Fitzhugh Ave and a 4,635 sq ft single-level brick and wood home in Hillcrest, and in Amarillo, where the 8,200 sq ft Brown Subaru dealership was documented with a Leica RTC360 in November 2024.
How a Waco project runs: send the address, approximate square footage and your deliverables, and we return an itemized quote with travel as a separate line. On scan day the building stays in use while the technician captures it. Scans are registered, drawings are drafted from the point cloud, and you review before final files are issued.

What does it cost?
Floor area, how much is inside, which deliverables you order and travel. An empty warehouse is fast; a renovated storefront with exposed brick, ductwork and millwork takes longer. Point cloud plus 2D CAD is the base tier; Revit adds drafting time. Quotes are itemized.
Is it worth bringing you in from out of town?
For most buildings, yes. Time on site is short and drafting happens afterwards wherever we are. Travel is quoted as its own line so you can compare it against a local tape-measure survey.
How accurate is it?
Drawings are produced from a point cloud captured with Leica RTC360, Leica BLK2GO or Matterport Pro3 scanners, so dimensions are measured rather than estimated.
Does the building have to close?
No. Scanning is non-contact and the technician works around tenants, staff and customers.
Will the drawings work for my permit?
Yes. Waco's Inspection Services department, part of Development Services, issues permits for new construction and remodeling through the city's Citizen Self Service portal. Your architect or engineer submits, with our set as the existing-conditions base.
Who owns the files?
You do. CAD, PDF, Revit and the point cloud are delivered to you and your consultants.

For the Brown Subaru Service Center renovation, ADS ran a terrestrial LiDAR survey of the structural and architectural conditions, analyzed the existing structure, and drew the as-built set in AutoCAD and Revit.
