What you get

Tigard sits on the southwest edge of Portland, and most of what we are asked to document there is suburban office space, retail and single-family homes heading into a remodel. An ADS as-built begins with a LiDAR scan of the building and ends with a set your architect or contractor can design from: a registered 3D point cloud, a 360° digital twin you can open in a browser, 2D CAD in AutoCAD and PDF (floor plans, reflected ceiling plans, elevations and sections), and a Revit model at LOD 200–300 if your team works in BIM. Exposed MEP and structure are captured when scoped, and BOMA area calculations are available on request.

We have not yet published a Tigard or Portland project. Our nearest work is in the Pacific Northwest and Northern California: in June and July 2025 we documented the Maurices store at The Outlet Collection Seattle in Auburn, WA, a 4,747 sq ft retail unit, working with the design team at Alloi; in July 2024 we scanned a 3,754 sq ft veterinary clinic unit in Grass Valley, CA.

How a Tigard project runs: send the address, approximate square footage and the deliverables you need, and we return an itemized quote with travel priced as its own line. On scan day one technician works through the space with a Leica RTC360, Leica BLK2GO or Matterport Pro3 while the office or store stays open. The scans are registered into a single point cloud, the drawings are drafted from it, and you review the set before final delivery.

Tigard FAQ

What does it cost?
Floor area, how much is going on inside (a bare shell is quicker to document than a fitted-out store), which deliverables you order and travel set the price. Point cloud plus 2D CAD is the base tier; a Revit model adds drafting time. Every quote is itemized.

Is it worth bringing you in from out of town?
For one small room, probably not. For an office floor, a retail unit or a whole house, the scan takes a day or less and travel is a single line on the quote, and you get a point cloud and digital twin as well as drawings.

How accurate is it?
Every dimension is taken from the registered point cloud rather than from tape or hand-held laser readings, so what is drawn is what was measured. We scan with the Leica RTC360, Leica BLK2GO and Matterport Pro3.

Does the building have to close?
No. We scan around staff and customers during normal hours, and after-hours visits can be arranged for spaces that are busy all day.

Will the drawings work for my permit?
Yes. The set is prepared as the existing-conditions base your architect or engineer submits with a remodel or tenant-improvement application. In Tigard that goes to the Building Division in Community Development, which now takes building permit applications online through its Community Development Hub rather than at the counter, and Oregon reviews under the 2022 Oregon Structural Specialty Code. Your design professional owns the submittal; we make sure the existing conditions in it are right.

Who owns the files?
You do. CAD, PDF, Revit and the point cloud are delivered to you and your consultants to keep.
