What you get
Our as-builts for Thornton start on site with a scanner, not at a desk with somebody's old plans. The technician captures the building with a Leica RTC360, BLK2GO or Matterport Pro3, the scans are registered into a single 3D point cloud, and the drawings are produced from it. Depending on what you order, that means 2D CAD in AutoCAD and PDF (floor plans, reflected ceiling plans, elevations, sections), a Revit model at LOD 200–300, MEP and structural elements where they affect the design, a 360° digital twin for remote review, and BOMA/REBNY area calculations on request.

What does it cost?
It depends on floor area, how much there is to document, the deliverables you choose and travel. A point cloud plus CAD plans is the entry tier. Everything is itemized, so you can see what each piece costs.
Is it worth bringing you in from out of town?
For a commercial bay, a warehouse or a whole house, yes. For a small, simple room, we will say so. Travel is a flat line in the quote; the benefit grows with the size of the job.
How accurate is it?
Dimensions are read from the LiDAR point cloud, so nothing in the set is an estimate. The tolerance that applies to your deliverables is confirmed in the quote.
Does the building have to close?
No. We scan with the business running or the family at home and work around what is in the way.
Will the drawings work for my permit?
Yes. Your architect or engineer uses our set as the existing-conditions base for the application. In Thornton, plan review, permit issuance and inspections for new construction and remodels are handled by the City of Thornton Building Inspection Division at 9500 Civic Center Drive, with permits applied for through the city's online portal. We supply the measured drawings; your design professional files.
Can you document a warehouse or distribution building?
Yes. Clear-span structures with racking, dock doors and exposed services are well suited to scanning, and structural and MEP elements can be included in the Revit model.
Who owns the files?
You do. Point cloud, CAD, PDF and Revit are all yours.
