What you get

An ADS as-built gives your architect, engineer or contractor a measured record of the building as it stands today. We scan the space with Leica RTC360, Leica BLK2GO or Matterport Pro3 LiDAR scanners and draw everything from that data. The deliverables are a registered 3D point cloud, a 360° digital twin viewable in a browser, 2D CAD in AutoCAD and PDF (floor plans, reflected ceiling plans, elevations, sections) and, when your team works in BIM, a Revit model at LOD 200–300. MEP and structural elements are picked up where you need them, and BOMA or REBNY area calculations are available on request.

We have not yet published a Suffolk or Hampton Roads project. The closest ADS work is a 5,069 sq ft rowhouse on Pratt Street in Baltimore, documented in January 2025, and the 10,443 sq ft Gallery House in Charlotte, NC, scanned the following month. Both were out-of-town jobs run the same way a Suffolk job would be.

How a Suffolk project runs: you send the address, approximate square footage and the deliverables you want; we quote, with travel itemized separately. A technician scans the building in one visit while it stays in use, which matters for warehouses and distribution buildings that cannot pause operations. The scans are registered into one point cloud, drafting follows, and you review the drawings before we finalize them.

Suffolk FAQ

What does it cost?
Price depends on floor area, how much is in the space (an empty warehouse is quicker to document than a fitted-out clinic), the deliverables you pick and travel. A point cloud plus 2D CAD is the lowest tier; Revit adds modeling time. Quotes are itemized.

Is it worth bringing you in from out of town?
Usually, yes. Scanning is a single visit for most buildings, so travel is a modest line on the quote, and the drawings are drafted remotely from the point cloud. Our Baltimore and Charlotte projects were both done this way.

How accurate is it?
Every dimension is taken from the point cloud, not from a tape or from old plans. LiDAR records walls, ceilings, columns and openings where they actually are, which is what you need before cutting new openings or reworking a layout.

Does the building have to close?
No. We scan around staff, customers and tenants, and large open spaces such as warehouses go quickly. After-hours scanning can be arranged for spaces that are crowded during the day.

Will the drawings work for my permit?
Yes. Your architect or engineer uses the set as the existing-conditions base for the permit submittal. In Suffolk, building permits are handled by the Department of Planning and Community Development at 442 W Washington Street, with applications submitted through the Suffolk Online Access Portal. We make sure the existing conditions in the drawings are right; your design professional handles the rest.

Who owns the files?
You do. The point cloud, CAD, PDF and Revit files are yours to share with any consultant or contractor.
