What you get

ADS documents existing buildings in Sioux City with 3D laser scanning and turns the scan into drawings. The scanners are the Leica RTC360, Leica BLK2GO and Matterport Pro3; the deliverables, chosen per project, are a registered point cloud, a browser-based 360° digital twin, AutoCAD and PDF drawings (floor plans, reflected ceiling plans, elevations, sections), a Revit model at LOD 200–300, and MEP and structural elements when they are in scope. Area calculations to BOMA or REBNY standards can be added.

There is no published Sioux City project yet, and we would rather say that than imply one. The nearest completed work is the Daylight Coffee store on Pinehurst Drive in Basehor, Kansas, 1,750 sq ft scanned in May 2024 for the architectural designer on that fit-out. Beyond it are a 400 sq ft pre-installation survey for a luxury kitchen in Chicago (June 2025) and the 4,358 sq ft Windsor store at Easton Town Center in Columbus, Ohio (2025). Warehouses, offices, clinics and homes in Siouxland follow the same process.

A Sioux City job in practice: you send the address, rough square footage and the deliverables you want, and get an itemized quote with travel listed separately. The scan takes one visit for most buildings and does not require closing. Registration and drafting follow, you review the drawings, and the final files are delivered once your comments are in.

Sioux City FAQ

What does it cost?
The quote depends on square footage, how much is in the space (an empty warehouse bay documents faster than a finished clinic with exposed services), the deliverables and travel. Point cloud plus CAD is the lowest tier. Every line is itemized.

Is it worth bringing you in from out of town?
Usually. Scanning is one visit, drafting is done remotely in any case, and travel is a known line on the quote rather than a surprise. For a very small building we will tell you if the economics do not work.

How accurate is it?
The drawings are traced from a registered point cloud, so dimensions are measured rather than estimated. Ask for a stated tolerance in your quote if your project requires one.

Does the building have to close?
No. A technician moves through the building scanning while staff keep working; after-hours scanning can be arranged for busy retail or food-service floors.

Will the drawings work for my permit?
Yes. In Sioux City, building permits go through the Inspection Services Division at Historic City Hall, 405 6th Street; your architect or engineer submits the application and uses our set as the existing-conditions base.

Who owns the files?
You do. The point cloud, CAD, PDF and Revit files are yours to keep and share with your consultants.
