What you get

ADS documents San Luis Obispo buildings the same way it documents a Los Angeles landmark: with a LiDAR scan, a registered point cloud and drawings drafted from that cloud. Depending on your scope you receive the 3D point cloud, a 360° digital twin you can walk through in a browser, 2D CAD in AutoCAD and PDF (floor plans, reflected ceiling plans, elevations and sections) and a Revit model at LOD 200–300. MEP and structural elements are documented when they are in scope, and BOMA or REBNY area calculations are available on request.

We have not yet published a project within 150 miles of San Luis Obispo. The nearest is a 1,000 sq ft entryway and hall survey in Sherman Oaks, captured with a Matterport Pro3 for a residential remodel. In downtown Los Angeles we scanned the 3,117 sq ft second floor of a historic building on Olvera Street with Leica equipment in May 2026, working through low-light and partly dismantled rooms and delivering CAD plans, a reflected ceiling plan, interior elevations, schedules and a Revit model that keeps the building's irregular geometry as found. On the Palos Verdes Peninsula we documented 4,700 sq ft of multi-tenant suites on Silver Spur Road.

How a San Luis Obispo project runs: send the address, square footage and deliverables; we return an itemized quote with travel on its own line. A technician scans while the building stays open, the scans are registered, the set is drafted from the point cloud, and you review it before final delivery.

San Luis Obispo FAQ

What does it cost?
Floor area, the amount of detail in the space, the deliverables you need and travel set the price. Point cloud with 2D CAD is the lowest tier; a Revit model adds drafting time. The quote is itemized line by line.

Is it worth bringing you in from out of town?
We have no crew on the Central Coast, so travel is a visible line in the quote. For most homes and storefronts it is a modest share of the total, and you see it before deciding.

How accurate is it?
We scan with Leica RTC360 and BLK2GO scanners and the Matterport Pro3 and draft from the point cloud. Walls that lean or floors that slope are drawn as they are, as on the Olvera Street building, rather than idealized.

Does the building have to close?
No. Homes, shops and offices are scanned while occupied; the technician works around people and furnishings. After-hours scanning can be arranged.

Will the drawings work for my permit?
Yes. Your architect or engineer submits the set as the existing-conditions base to the City of San Luis Obispo Building & Safety Division (Community Development Department), which reviews plans and issues building permits. Applications filed on or after 1 January 2026 are reviewed under the 2025 California codes.

Who owns the files?
You do. CAD, PDF, Revit and the point cloud are delivered to you and your consultants.
