What you get
For a plant floor, a warehouse or a downtown office, the ADS process is the same: scan the building with a Leica RTC360, Leica BLK2GO or Matterport Pro3, then draft what you need from the data. Depending on scope that is a registered 3D point cloud; a 360° digital twin you can walk through in a browser; 2D CAD in AutoCAD and PDF (floor plans, reflected ceiling plans, elevations, sections); a Revit model at LOD 200–300; MEP and structural elements such as columns, beams, ductwork and piping runs where you want them; and BOMA or REBNY area calculations on request.
We have not yet published a Rockford project. The nearest is in Chicago, a 400 sq ft luxury kitchen pre-installation survey scanned in June 2025 so the cabinetry could be made to the measured room. Our other Midwest projects include Daylight Coffee on Pinehurst Drive in Basehor, Kansas, a 1,750 sq ft corner-lot shop scanned in May 2024 and delivered as floor, ceiling and roof plans with elevations in AutoCAD and annotated PDF, and the Windsor store at Easton Town Center in Columbus, Ohio, 4,358 sq ft, in 2025.
How a Rockford project runs: you send the address, square footage and deliverables; we return an itemized quote, travel listed on its own line because we have no crew based here. A technician scans the building in a single visit while operations continue. We register the scans into one point cloud, draft the drawings, and you review them before the final files are issued.

What does it cost?
The quote is built from floor area, how much is inside (an open warehouse drafts faster than a production floor full of equipment and overhead services), the deliverables you want and travel. Point cloud plus 2D CAD is the base; Revit adds modeling time. Every item is listed separately.
Is it worth bringing you in from out of town?
We have no Rockford crew, so travel is a line you can see and weigh. For a large building, one scan visit that records everything usually beats a hand survey that has to come back for the dimensions it missed.
How accurate is it?
Dimensions are pulled from the registered point cloud rather than measured by hand, so column spacing, clear heights and wall positions are what the scanner recorded on site.
Does the building have to close?
No. We scan around staff, equipment and customers during working hours; evening or weekend scanning can be arranged for active production areas.
Will the drawings work for my permit?
Yes. Your architect or engineer uses the set as the existing-conditions base for the submittal. In Rockford, building permits are handled by Construction and Development Services within the City of Rockford Community & Economic Development Department, 425 East State Street, with applications accepted through the Rockford Citizen Portal.
Who owns the files?
You do. CAD, PDF, Revit and the point cloud are delivered to you and your consultants.
