What you get

Older buildings being brought back into use are where an as-built earns its keep, and ADS produces them from a LiDAR scan rather than a tape survey. In Pontiac a technician captures the building with a Leica RTC360, Leica BLK2GO or Matterport Pro3, we register the scans into one 3D point cloud, and the drawings are drafted from that cloud. Scope decides the outputs: the point cloud; a 360° digital twin for walking the building from a browser; 2D CAD in AutoCAD and PDF (floor plans, reflected ceiling plans, elevations, sections); a Revit model at LOD 200–300; MEP and structural elements where you need them; and BOMA or REBNY area calculations on request.

We have not yet published a Pontiac project. The nearest is the 4,358 sq ft Windsor store at Easton Town Center in Columbus, Ohio, documented in 2025. The same year we completed a 400 sq ft pre-installation survey of a luxury kitchen in Chicago, and in 2024 we documented the 1,750 sq ft Daylight Coffee building in Basehor, Kansas.

How a Pontiac project runs: quote from the address, approximate square footage and deliverables you send us, with travel as its own line because we do not station a crew in Oakland County; a scan day with the building occupied; registration of the scans; drafting; then your review and our revisions before the final set is delivered.

Pontiac FAQ

What does it cost?
Price is set by floor area, the amount of detail in the building, which deliverables you order and travel to Pontiac. A point cloud with 2D CAD costs least; a Revit model or MEP documentation adds drafting time. The quote lists each item separately.

Is it worth bringing you in from out of town?
For a building an architect or engineer is about to redesign, a measured point cloud usually costs less than the field visits and redesign that follow drawings made from assumptions. Travel is shown as one line so you can weigh it against the job.

How accurate is it?
Dimensions come from the registered LiDAR point cloud, so walls, floor levels and openings are measured, not estimated, which matters in buildings that have settled or been altered over decades. Reflective surfaces are managed on site by adjusting the scanner.

Does the building have to close?
No. Scanning is non-contact and a single technician works around whoever is in the space. Vacant buildings are scanned the same way.

Will the drawings work for my permit?
Yes, as the existing-conditions base for your design professional's submittal. In Pontiac, the Building Safety Division of the city's Community Development department, at City Hall, 47450 Woodward Ave, administers and enforces the building code and related ordinances. Your architect or engineer files; our job is the measured existing conditions.

Who owns the files?
You do. The point cloud, CAD, PDF and Revit files are delivered to you and your consultants.
