If you need to know what is actually built before you design, lease or renovate, ADS scans the building and draws it. The core deliverable is a registered 3D point cloud. On top of it you can order a 360° digital twin, 2D CAD in AutoCAD and PDF (floor plans, reflected ceiling plans, elevations, sections), a Revit model at LOD 200–300, and MEP and structural elements where scoped. BOMA or REBNY area calculations are available on request.

What does it cost?
Floor area, detail level, deliverables and travel. A plain warehouse scans and drafts faster than a finished office with exposed MEP. The quote is itemized so you can trim it.
Is it worth bringing you in from out of town?
For most commercial buildings, yes. Travel is one known line, the scan is one visit, and you avoid designing on drawings that were never checked against the building.
How accurate is it?
We measure with Leica RTC360, Leica BLK2GO and Matterport Pro3 scanners and draft directly from the point cloud. Nothing is traced from old plans.
Does the building have to close?
No. Tenants, staff and operations carry on while the technician works through the space.
Will the drawings work for my permit?
Yes, as the existing-conditions base for your architect's or engineer's submittal. In Plymouth, permits are issued by the City of Plymouth Building Inspection Division at 3400 Plymouth Blvd. Online permitting is currently available for certain residential permits only; other applications and plans are emailed to the division for processing. Your design professional handles the filing.
Who owns the files?
You do. We hand over the point cloud, CAD, PDF and Revit files; share them with whoever you like.
