What you get
When you order an as-built from ADS for a Pinellas Park building, the deliverable is drawn from a LiDAR scan, not a tape. You choose what you need: a registered 3D point cloud, a 360° digital twin, 2D CAD in AutoCAD and PDF (floor plans, reflected ceiling plans, elevations, sections), a Revit model at LOD 200–300, MEP and structural elements when scoped, and BOMA or REBNY area calculations on request.

Parts of it had no lighting, so the crew used a Matterport Pro3 LiDAR scanner, which does not depend on light, and delivered a point cloud, digital twin, CAD floor plans, roof plan and exterior elevations, and an LOD 300 Revit model with elevations developed directly from the scan. Further down the coast we documented an 8,426 sq ft residence on Boca Grande and a 13,065 sq ft Surf Style store in Fort Myers Beach, both in 2024.

How accurate is it?
We use Leica RTC360 and BLK2GO scanners and the Matterport Pro3 and draft from the registered point cloud. Dimensions are measured on site, not inferred.
Does the building have to close?
No. Scanning runs during business hours around staff and stock; the Bradenton building happened to be vacant, but occupied spaces are routine.
Will the drawings work for my permit?
Yes, as the existing-conditions base your design professional submits. Pinellas Park issues its own building permits rather than routing them through Pinellas County, so the submittal goes to the City of Pinellas Park building department. Condominium buildings three stories or taller also fall under Florida's milestone inspection statute (553.899), which starts from accurate existing drawings.
