What you get

If the drawings you have for a Pearland building are the ones it was built from, they describe it as designed, not as it stands after a tenant or two. An ADS as-built records what is actually there. A technician scans the building with LiDAR, the scans are registered into one 3D point cloud, and from it we produce the deliverables you have scoped: a 360° digital twin you can walk through in a browser, 2D CAD in AutoCAD and PDF (floor plans, reflected ceiling plans, elevations and sections), a Revit model at LOD 200–300, MEP and structural elements where required, and BOMA or REBNY area calculations on request.

We have not yet published a Pearland or greater Houston project. Our Texas work to date is in Dallas, where in spring 2025 we documented the 2,798 sq ft James Perse store at 3337 N Fitzhugh Avenue and a 4,635 sq ft single-level brick and wood home in Hillcrest, and in Amarillo, where we scanned the 8,200 sq ft Brown Subaru dealership with a Leica RTC360 in November 2024.

How a Pearland project runs: send us the address, approximate square footage and the deliverables you need, and we return an itemized quote with travel on its own line. The scan is one visit and the building stays open. The drawings are drafted from the registered point cloud, you review the set, and we issue the final files.

Pearland FAQ

What does it cost?
Floor area, the amount of detail to document (a shell suite is quick; a dental office with built-in casework and ceiling-mounted services is not), the deliverables you choose and travel set the price. Point cloud plus 2D CAD is the lowest tier; Revit adds modelling time. Each quote is itemized so you can take out what you do not need.

Is it worth bringing you in from out of town?
For a complete building, usually yes. One scan visit records every room, ceiling and exposed service in a single pass, and the drawings are produced from that record, so nobody goes back for a missed dimension. Travel is its own line on the quote, which lets you compare it honestly with a local tape survey.

How accurate is it?
The CAD and Revit sets are drafted from a point cloud captured with Leica RTC360 or BLK2GO scanners or a Matterport Pro3. Dimensions are measured, not estimated, and the tolerance for your deliverable is stated in the quote.

Will the drawings work for my permit?
Yes. Your architect or engineer uses them as the existing-conditions base for the submittal. In Pearland, construction permits are issued by the Permits & Inspections office of the Community Development department at the City Hall Annex, 3523 Liberty Drive, and a permit is required to build, add to, remodel or repair a structure or to work on its mechanical, electrical or plumbing systems. The design professional files it; we make sure the existing conditions in it are right.

Who owns the files?
You do. CAD, PDF, Revit and point cloud files are delivered to you and to the consultants you name, and they stay yours for whatever comes next.

Scanned by our crews elsewhere in Texas:

  • James Perse, 3337 N Fitzhugh Ave
    Dallas, TX · 2,798 sq ft · 2025
Strong street visibility and parking came with this Dallas corner lot, formerly a pet store. Converting it into a luxury boutique required brand-aligned layout updates, so ADS recorded architectural and MEP conditions for permitting and code compliance.
  • Hillcrest Single-Level Brick & Wood Home
    Dallas, TX · 4,635 sq ft · 2025
Lighting, alarm and speaker systems were all represented in the as-built model of this 4,635 sq ft Dallas home, which ADS exported to IFC and paired with 3D views and a high-resolution point cloud for future planning.
  • Brown Subaru
    Amarillo, TX · 8,200 sq ft · 2024
For the Brown Subaru Service Center renovation, ADS ran a terrestrial LiDAR survey of the structural and architectural conditions, analyzed the existing structure, and drew the as-built set in AutoCAD and Revit.
