What you get

An ADS as-built is built from a 3D laser scan, which suits older houses and commercial buildings where the original drawings are missing or wrong. From the scan you can order: a registered 3D point cloud of the property; a 360° digital twin for checking conditions without another site visit; 2D CAD in AutoCAD and PDF (floor plans, reflected ceiling plans, elevations and sections); a Revit model at LOD 200–300; MEP and structural elements where scoped; and BOMA or REBNY area calculations on request.

Our nearest and most relevant project is the Sepulveda Level 2 Historic Documentation in downtown Los Angeles, where in May 2026 we scanned the 3,117 sq ft second floor of an institutional building on historic Olvera Street with a Leica laser scanner. Standard measurements would not do for the planned renovation, so the team replicated the non-orthogonal walls, uneven floors and ceilings, façade moldings and existing openings directly from the point cloud, worked through low-light and partly dismantled areas, and delivered a Revit model, CAD floor plans, reflected ceiling plans, interior elevations and schedules. In the Valley we surveyed a 1,000 sq ft entryway and hall in Sherman Oaks with a Matterport Pro3 in 2025, and on the Palos Verdes Peninsula we documented 4,700 sq ft of multi-tenant suites on Silver Spur Road in Rolling Hills in November 2024.

How a Pasadena project runs: send the address, approximate square footage and the deliverables you want; we reply with an itemized quote, with travel shown as its own line since we have no Pasadena office. On scan day one technician works through the building while it stays in use; a house or a floor of offices is normally a single visit. The scans are registered into one point cloud, the drawings are drafted from it, and you review a draft set before we finalize.

Pasadena FAQ

What does it cost?
Price follows floor area, the level of detail in the space (period mouldings, built-ins and exposed systems take longer to draw than a plain shell), the deliverables you choose and travel. Point cloud and 2D CAD is the base tier; Revit adds modeling hours. Quotes are itemized.

Is it worth bringing you in from out of town?
Yes for most projects. The site visit is short and the drafting is remote in any case, so the real difference is the travel line, which we list separately. The scan records the whole building, so nothing is left to a second trip.

How accurate is it?
We scan with the Leica RTC360 and BLK2GO and the Matterport Pro3 and draw from the registered point cloud, so dimensions are measured rather than assumed. For historic buildings we model the geometry as found, including walls that are out of square and floors that are not level, as we did on Olvera Street.

Does the building have to close?
No. Residents stay home, offices and shops stay open, and we schedule around them.

Will the drawings work for my permit?
Yes. The set is the existing-conditions base your architect or engineer submits with a remodel, addition or tenant improvement. In Pasadena that goes through the Permit Center of the Planning & Community Development Department's Building & Safety Division at City Hall, 100 North Garfield Ave. If the property is a designated historic resource or sits in a historic site or district, the city's Historic Preservation Commission reviews Certificates of Appropriateness for major alterations and demolitions, and a Certificate is part of the process for new construction, alterations, additions, relocations or demolitions there. Accurate exterior elevations from the scan support that application; your design professional files it.

Do you document Craftsman and other period houses?
Yes. Porches, built-ins, exposed rafters and trim are captured in the point cloud and can be drawn at whatever level of detail your project needs, from a simple floor plan to interior elevations and schedules like the ones we produced for the Olvera Street building.

Who owns the files?
You do. CAD, PDF, Revit and the point cloud are delivered to you and your consultants.
