What you get
When the drawings for a Palm Coast building no longer match what was built, an ADS as-built replaces them from a laser scan. You receive a registered 3D point cloud, a 360° digital twin, 2D CAD floor plans, reflected ceiling plans, elevations and sections in AutoCAD and PDF, and a Revit model at LOD 200–300 if your consultants work in BIM. MEP and structural elements are documented where scoped, and BOMA or REBNY area calculations are available on request.

Across the state we scanned the Supermarket Building in Bradenton in April 2025, a 64,115 sq ft two-story building captured with a Matterport Pro3 in low light and delivered as a point cloud, digital twin, CAD floor plans, roof plan and elevations and an LOD 300 Revit model; its contractor called the process "smooth, efficient, and completed right on schedule." In South Florida we have documented the 126,500 sq ft Office Building in the Flagler District and the 506,000 sq ft Gulfstream Mall.

What does it cost?
Floor area, how much is inside the building, the deliverables you choose and travel. Point cloud and 2D CAD is the entry tier; Revit adds modeling time. The quote is itemized so you can cut lines.
Is it worth bringing you in from out of town?
Jacksonville, where our nearest published project is, is not far up the coast, and a single visit captures the whole building. Travel is a separate line so you can judge it; for a small house we will tell you if it is not worth it.
How accurate is it?
We scan with the Leica RTC360, Leica BLK2GO and Matterport Pro3 and draft from the point cloud, so dimensions are measured on site rather than taken from a builder's plan.
Does the building have to close?
No. Homes, stores and offices stay in use while we scan; we work around your hours.
Will the drawings work for my permit?
Yes. The set is the existing-conditions base your architect or engineer submits. In Palm Coast, permits are handled by the City of Palm Coast Building Services Division at 160 Lake Avenue. Statewide, condominium and co-op buildings three stories or taller are subject to milestone inspections under Florida Statutes 553.899.
Who owns the files?
You do. Point cloud, CAD, PDF and Revit files are delivered to you and your consultants.
