Most renovation problems trace back to drawings that no longer match the building. An ADS as-built fixes that at the start: we scan the structure with LiDAR, register the scans into a single 3D point cloud, and draft the deliverables from the cloud rather than from assumptions. You can order a 360° digital twin viewable in a browser, 2D CAD in AutoCAD and PDF (floor plans, reflected ceiling plans, elevations and sections), a Revit model at LOD 200–300, documentation of exposed MEP and structural elements, and BOMA or REBNY area calculations.
We have not yet published an Oshkosh or Fox Valley project. Our closest Midwest work is in Chicago, where in June 2025 we completed a 400 sq ft pre-installation survey for a luxury kitchen. In 2025 we also documented the 4,358 sq ft Windsor store at Easton Town Center in Columbus, Ohio, and in May 2024 the 1,750 sq ft Daylight Coffee building on Pinehurst Drive in Basehor, Kansas.
How an Oshkosh project runs: you send the address, approximate square footage and the deliverables you want, and we send back an itemized quote with travel on its own line. A technician scans the building in one visit with a Leica RTC360, Leica BLK2GO or Matterport Pro3 while it stays in operation. We register the scans, draft the drawings from the point cloud, and send you the set for review before issuing the final files.

What does it cost?
The quote is built from floor area, the level of detail in the space, which deliverables you want and travel to Oshkosh. Point cloud and 2D CAD is the simplest package; a Revit model adds modelling hours. Everything is itemized so you can drop a line.
Is it worth bringing you in from out of town?
Often, yes. Travel is one line on the quote and the scan is one visit; the registration and drafting are done remotely and are the same whether the building is in Oshkosh or Chicago.
How accurate is it?
We draft from the registered point cloud, so dimensions are measured, not estimated from old plans or a tape. The scanners are the Leica RTC360, Leica BLK2GO and Matterport Pro3.
Does the building have to close?
No. Offices, plants and campus buildings stay open; the technician works around people, and off-hours scanning can be arranged.
Will the drawings work for my permit?
Yes. Your architect or engineer submits the set as the existing-conditions base for an alteration, addition or change-of-use application. In Oshkosh, building, HVAC, electrical and plumbing permits are administered by the City of Oshkosh Inspection Services Division, Room 205 at City Hall, 215 Church Avenue, with online applications available. We supply the measured record; your design professional handles the filing.
Who owns the files?
You do. CAD, PDF, Revit and the point cloud are handed to you and your consultants.
